What you'll do :
- Under the supervision of the Project Director, provide project management leadership to projects under construction.
- Utilize construction related software or other related software to manage budgets, schedules & project documentation.
- Build accurate budgets, if not already created by Pre-Construction, and maintain budgets through the course of construction. Work on concurrent projects and meet deadlines.
- Prepare, monitor and report monthly budget variances and forecast ultimate costs of the project(s) at all times. Ensure projects are trending on schedule and on budget.
- Initiate, prepare, process and review Requests for Information as required by the project.
- Prepare, process and pursue customer change order requests.
- Review site evaluation prepared in Pre-Construction and schedule a site visit to become familiar with the project and verify findings of the initial site evaluation.
- Verify budget established during Pre-Construction matches the scope and project design in the IFC drawings.
- Manage project budgets.
- Manage the approval of material submittals for the project that were not submitted during Pre-Construction. Assemble, collate, and process material submissions to project consultants as well as internal departments within Company. Follow submittal protocol. Maintain project documentation throughout the course of the project. Prepare project completion materials for Company and customers.
- Ensure suppliers, self-perform teams and subcontractors are completing scheduled tasks on time.
- Collaborate with scheduler and maintain construction schedule to maintain contracted milestone dates.
- Prepare for management review notices of delays to clients, vendors, subcontractors to protect Company from delay damages caused by others.
- Negotiate all subcontractor agreements and all material purchases that are required after Pre-Construction turnover. Have knowledge of standard contracting practices and the ability to understand, write and negotiate standard contract language.
- Ensure subcontractor adherence to contract specifications. Develop, communicate and implement subcontractor performance expectations.
- Perform detailed review and back-check of documents for compliance with Company standards at project turnover and throughout construction phase.
- Interface with Public / Private Utility Companies for the design, contract and execution of projects to the extent this was not completed during Pre-Construction.
- Verify all submittals required by utilities, Authority-having Jurisdictions AHJs and other required regulatory agencies have been completed properly.
- Oversee project commissioning and final reporting.
- Hold and / or attend weekly construction meetings with clients by phone and or in person.
- Deliver the project to Company's Asset Management team.
