Job Purpose
The Community Association Manager is responsible for providing management, direction, and leadership to ensure the property is maintained and operated in accordance with the Board and company objectives. This role requires State of Georgia certification and licensure for Community Association Management (CAM). Responsibilities include working closely with the association, Board of Directors, and developers to manage and operate the community while resolving issues between internal staff and residents. Strong management, customer service, and supervisory skills are essential.
Essential Duties & Responsibilities
- Maintain current knowledge of state regulations and community-specific policies.
- Analyze and present solutions to the Board of Directors regarding property issues.
- Oversee resident relations, ensuring satisfaction through engagement and service initiatives.
- Establish and maintain strong relationships with internal business groups, such as Leasing and Asset Management.
- Develop and implement goals focused on internal and external customer service.
- Prepare and manage annual budgets, aligning financial planning with property goals.
- Coordinate resident move-in processes and facilitate property orientations.
- Manage resident relationships to ensure high retention rates and prompt issue resolution.
- Oversee construction and improvement projects, ensuring timely and budget-compliant completion.
- Build industry contacts through networking and professional associations.
- Model and enforce high performance standards for staff.
- Communicate professionally and effectively with Board members, unit owners, and vendors.
- Conduct and manage Board of Directors and annual meetings per Robert’s Rules of Order.
- Prepare reports detailing property conditions, financial status, and project updates.
- Ensure compliance with all company policies and procedures.
- Maintain accurate and organized records for insurance, financials, and association communications.
- Process work orders, violations, and architectural control applications.
- Manage operating and reserve budgets, aligning expenditures with financial objectives.
- Review property financials and prepare variance analyses for monthly reports.
- Monitor accounts and manage collections in coordination with legal counsel.
Qualifications
Skills & Abilities
- Strong customer service and interpersonal skills.
- Ability to analyze complex documents, financial statements, and contracts.
- Proficiency in Microsoft Office and property management software.
Knowledge
- Experience with Vantaca, FMX, Sharefile, and Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
Certifications & Licenses
- CAM or Real Estate License (Required)
Driving Requirements
- Valid Georgia driver’s license.
