Regional Property Manager - Upstate NY and Northern NJ

The Regional Property Manager supports and executes the Company’s strategies related to property management operations by directing the team members on the assigned portfolio of properties, and by implementing the policies, procedures and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives

RESPONSIBILITIES: (including, but not limited to)

BUDGET/FINANCIAL

  • Supervises all property operations
  • Monitor income and expenses to meet budgetary goals
  • Evaluate monthly financial statements, including accurate review of all payables, receivables, and reclasses/accruals
  • Responsible for oversight, preparation, and presentation of monthly financial business review reports
  • Responsible for preparing annual operating budgets

OPERATIONAL

  • Engage with and resolve site and resident issues that cannot be managed by onsite personnel
  • Develop and implement monthly/annual business plans
  • Review activity reports
  • Establish and adhere to a weekly schedule ensuring routine site visits are being completed and effective communication with direct reports is occurring

STAFF MANAGEMENT/RELATIONS

  • Train, mentor, evaluate and appropriately reward/discipline all direct reports
  • Partner effectively with Human Resources, Recruiting and Regional associates to hire and develop new onsite associates
  • Assist Property Managers in developing onsite performance metrics, goals and strategies related to property performance and teamwork values
  • Ensure confidentiality for direct reports, co-workers, management, and residents (current and past)

AFFORDABLE/HUD
  • Ensures that properties are fully compliant with all HUD regulations and are prepared for MOR and HUD inspections.
  • Oversee performance of inspections and completion of work orders that result from inspections.
  • Perform annual file audits at each property. Check that certifications are being calculated correctly.
  • Provide training and identify further education opportunities for site managers, on topics such as HUD compliance, company policies and procedures, etc.
  • Review property collection/delinquency reports monthly to confirm that all sites are meeting a minimum 95% collection status.


MARKETING

  • Consistently exhibit knowledge of market conditions, comps, and trends
  • Participate, approve, and manage marketing efforts to increase occupancy

QUALIFICATIONS:

  • Bachelor’s Degree and minimum 5 years of experience within property management.
  • Demonstrate management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members.
  • Proven performer with a reputation for results and attention to detail.
  • Previous experience or knowledge of HUD guidelines and subsidized housing types; Section 8, RAP, 236, etc.
  • Knowledge of the Certification / Recertification process
  • Awareness of Federal, State and City guidelines; ability to keep abreast of all HUD & State Housing regulations; experience with project based Section 8 housing.
  • Proficiency in using property management software, word processing, spreadsheet, and database management applications to complete and produce required reports.
  • Customer service skills and the ability to develop a rapport with the residents and community staff.
  • Analytical ability, problem solving and organization skills.
  • Accuracy and attention to detail. Ability to handle multiple priorities.
  • Ability to meet deadlines.
  • Written and verbal communication skills.
  • Proficiency with Microsoft Office Products as well as EIV, TRACS, One Site, MRI.
