Construction Analyst – Real Estate Expense Optimization

We are seeking a highly analytical and detail-oriented Construction Analyst to join our real estate team. This role is pivotal in managing, approving, and optimizing all construction-related portfolio expenses, including post-acquisition home renovations, repair and maintenance costs, and turnover bids. The ideal candidate will have a background in construction or property maintenance and a keen interest in applying that knowledge to real estate asset management.


In this role, you will collaborate with Property Managers, construction teams, and other internal departments to drive cost efficiency, ensure compliance, and enhance overall profitability. This is an on-site position based at our corporate headquarters in West Palm Beach, FL, with periodic travel required to assess portfolio assets.


Key Responsibilities:


Renovation and Repair Management & Approvals

  • Review and approve renovation budgets alongside the investment team during the acquisition of new single-family rental homes.
  • Work closely with property management partners to monitor repair and maintenance expenses for occupied homes, ensuring proper expense control and classification.
  • Evaluate and approve repair budgets for recently vacated homes, ensuring that proposed repairs align with market standards and expected rental income.


Reporting & Process Management

  • Develop and maintain expense tracking systems, reports, and dashboards for internal stakeholders.
  • Track each project, proactively identifying and addressing budget or timeline overruns. Report risks to stakeholders and provide actionable mitigation strategies.
  • Communicate regularly with the renovation team, Caliber Home Solutions, and property managers to monitor project timelines.
  • Oversee third-party data entry and address discrepancies to maintain data accuracy and integrity.


Procurement & Materials Optimization

  • Manage the preferred materials list to ensure cost-effective, high-quality product selection that aligns with operational goals.
  • Stay updated on industry trends and design advancements, refining the materials list to enhance the resident experience.
  • Analyze the job pipeline to identify bulk purchasing opportunities, optimizing cost savings and procurement efficiency.


Financial Reporting & Analysis

  • Collaborate with the finance team during month-end reporting to verify the correct classification of expenses.
  • Conduct budget vs. actual analysis on monthly financial data to assess spending efficiency.
  • Provide forward-looking guidance on construction-related expenses to support financial planning.


Qualifications:

  • Bachelor’s degree in Real Estate, Finance, Construction Management, or a related field.
  • 1-3 years of experience in real estate property management, construction, or finance.
  • Strong proficiency in MS Excel; familiarity with data analysis tools such as Power BI or Tableau is a plus.
  • Excellent organizational skills and attention to detail to ensure compliance and accurate documentation.
  • Strong collaboration and communication skills for effective cross-departmental coordination.
  • Knowledge of standardized expense tracking and reporting methodologies.
  • Analytical mindset with a problem-solving approach to decision-making.
