What are the responsibilities and job description for the Senior Construction Project Manager – High-Rise Development position at Real Estate Developer?
Project Overview:
This position requires leading the construction of a 1.5 million square foot high-rise tower in West Palm Beach, working closely and diligently with an UHNW developer. The incoming Project Manager will take over an ongoing project and will be responsible for managing and overseeing every remaining phase to ensure its successful and timely completion.
Key Responsibilities:
Project Leadership: Take charge of all phases of high-rise construction, ensuring projects are delivered on schedule, within budget, and to a high standard. Work closely with senior managers to direct the project team in all stages of the project life cycle, including budgeting, planning, design, bidding, construction, commissioning, move management planning, and final close-out.
Team Management: Recruit, manage, and inspire a high-performing construction team comprising Project Managers, Engineers, Site Supervisors, and other support staff. Provide mentorship to team members and promote a collaborative, results-driven work environment.
Budget & Financial Oversight: Develop detailed project budgets and track financial performance throughout the project. Proactively identify and implement cost-saving strategies to maximize efficiency. Work closely with the developer funding the project to ensure that financial resources are utilized effectively, expectations around costs are clearly communicated, and updates on budgetary matters are timely and accurate.
Quality & Safety Assurance: Establish and uphold rigorous quality control protocols to consistently achieve the highest construction standards. Collaborate closely with the project team to maintain a safety-first culture, ensuring full compliance with all applicable safety guidelines and regulations to proactively address potential risks.
Client Relations: Act as the main point of contact for clients and stakeholders, ensuring clear and proactive
communication. Maintain strong relationships to align project outcomes with client expectations. Ensure consistent, accurate, and up-to-date information and updates are provided to the developer regarding the status of the project.
Qualifications:
Experience: 5-10 years of proven experience in construction project management required, particularly with high-rise developments. Those without minimum years requisite experience need not apply.
Education: A bachelor’s degree in Construction Management, Civil Engineering, or a closely related field is required. Additional related qualifications (LEED, PMP, CCM, etc.) preferred.
Expertise: Demonstrated ability to oversee complex high-rise construction projects from initial planning to final handover. Experience transitioning into ongoing projects is highly desirable, as the incoming Project Manager will need to step into an ongoing project and adapt quickly to its current stage and requirements.
Leadership: This position requires strong leadership skills, attention to detail, effective communication skills, and the ability to manage multiple aspects of the project simultaneously, ensuring that construction activities are aligned with the overall project timeline, budget, and quality standards. The Project Manager will work closely with the project team to ensure smooth coordination, clear communication of expectations, and the timely resolution of issues as they arise.
Preferred: Experience with luxury hotel construction projects is desired.
Compensation:
