Seeking Position Title: Multifamily Project Manager

Company Summary: Beaudin Construction is a Clackamas, OR, based commercial and multifamily general contractor since 2001, and now operates in Oregon and Washington. In 2021, Beaudin Construction was voted as one of the top ten best Multifamily Contractors in Portland:

Position Summary:

The basic function of the Project Manager (PM) is to manage to profitable completion assigned projects without

sacrificing the company’s commitment to ethical, high-quality work. Secondary functions include Estimating and Site

Supervision Duties as assigned and depending on the needs of the company at any given time.

Responsibilities:

The following are principal responsibilities of the Project Managers:

· Adhere to the codes of the company’s Employee Manual.

· Always act professionally ensuring that customer relations are maintained at the highest level possible.

· Contribute to written Standard Operating Procedures for all Project Manager functions and compiling these procedures into a Project Manager binder or file for future reference.

· Schedule and complete any special projects assigned by management.

· Learn how and what business functions and tasks to delegate and when to delegate them. Since a Project Manager is a managerial position, the Project Manager is ultimately responsible for delegated items that fail to get completed correctly or on time.

· Maintain, update, and prioritize your business schedule in order to most efficiently juggle bid due dates, key on-going project deadlines and internal office accounting requirements.

· Always address and interact with other employees in a professional, courteous, civil and respectful manner.

Principle Duties:

· Draft subcontracts. Negotiate with subcontractors to buyout out the project at or below the estimated value.

· Complete owner contract drafts for management review. Consult management regarding negotiated terms.

· Create paper trail for change order requests. Determine what subcontractors are involved, what the change is and what other parts of the job will be affected. Develop an operating plan and coordinate changes with the job

· Superintendent, Project Assistant, Controller, and all involved subcontractors.

· Coordinate and monitor job billings and job schedule.

· Evaluate proposal requests.

· Coordinate and review subcontractor and vendor submittals.

· Coordinate the preparation of the job startup packet with the Project Assistant.

· Monitor the Superintendent’s daily field reports and discuss project progress with same.

· Ongoing review of all material invoices and subcontractor billings in company’s software.

· Review job costing reports monthly and bring any discrepancies to the attention of management.

· Monthly prepare the percent complete report prior to the billing of the project by Accounting.

· Coordinate the project punch list.

· Monitor the release of retainage.

· Handle disposition of all RFIs, in coordination with the Superintendent, in a timely fashion.

· Provide periodic inspection of job site and photograph if necessary.

· Complete all required reports in the time allocated.

· Review project set-up and scheduling.

· Coordinate with Superintendent to ensure that all phases of the project are being followed.

· Timely maintain all input (estimates, change orders, subcontracts…) in company accounting/project management software for accounting staff to perform their functions.

· Timely maintain all project records in Shared Drive in an organized and complete fashion.

· Review the job summary forms.

· Review and analyze summary or detail job cost reports.

· Conduct final closeout meeting with Superintendent, Controller and Project Assistant and ensure that documentation has been filed.

Qualifications:

Must have completed two multifamily projects in their entirety from ground up site work to fit and finish handing over the keys. Preferably 10M budgets or greater.

Recommended Qualifications:

Project Managers will be meeting the expectations of their position when they are:

· Successful in increasing the number of correctly and completely estimated jobs per year

· Successful in meeting or exceeding company’s expected job-profitability percentages.

· Subject to (a) & (b) above, successful in increasing the number of jobs being contracted and managed by

· the Project Manager at any given time.

· Successful in meeting or exceeding company’s expected level of customer satisfaction – i.e., repeat clients.

· Maintain and grow key subcontractor relationships. Subcontractors are the livelihood of our business.

· Successful in completing projects according to or ahead of the allowed Contract Time.

Work Environment:

  • Based out of our Clackamas Oregon office, near Portland.
  • Occasional meetings at project sites including construction trailers.

Salary and Benefits:

· Extremely competitive - $100k to $150K is a typical wage for our PMs, whoever, DOE / DOQ packages can fluctuate outside of that range.

Job Type: Full-time

Pay: $100,000.00 - $150,000.00 per year
