Purpose:
The Facilities/Maintenance Manager oversees all physical plant operations and its staff and is responsible for all preventive maintenance and repair needs for the Becketwood buildings and grounds on the property.
The Facilities/Maintenance Manager is in charge of all Becketwood properties, including a Senior independent living co-operative building having 211 residential units, an historic chapel, and 12 acres of grounds in Minneapolis. This position requires a blend of customer service, leadership and communication skills and works closely with the rest of the Becketwood staff under the direction of the Executive Manager. The successful candidate needs to demonstrate excellent interpersonal skills in interactions with other staff, members and vendors. Additionally, the person in this position is a critical member of the Becketwood Buildings Committee and Becketwood Grounds Committee. The candidate should demonstrate the ability to think, plan and execute strategically on approaches to major Buildings and Grounds projects.
Functional Accountabilities:
Oversees the maintenance and upkeep of the entire Becketwood Property (Buildings and Grounds)
Is accountable for all maintenance of above, including preventive maintenance and repair/replacement of equipment
Accountable for the following: managing staff (scheduling, overseeing the work order system, ordering department supplies, conducting performance reviews, and providing personnel development opportunities when feasible, etc); ensuring regulatory compliance; developing and implementing departmental policies and procedures; managing projects (writing project proposals, initiating bid process, securing approvals, assuring timely project completion, reviewing and approving invoices, staying within budget, closing out projects, etc); managing department budget, vendor relations, documentation, and all related paperwork.
Is the Project Manager on-site for major projects
Experience/Knowledge/Abilities:
Must possess strong maintenance and repair skills in HVAC (including boilers, chillers, and cooling towers), plumbing, mechanical, low voltage electrical systems, painting, and carpentry.
Preferably will possess general knowledge for maintaining outdoor assets, including sidewalks, driveways, retaining walls, fencing, outdoor lighting, irrigations systems, trees, shrubs, and turf.
Minimum of Five (5) years general experience in building trades, repair and replacement maintenance, commercial maintenance, facilities management, or multi-family maintenance.
Supervisory and people management experience – at least 3 years, 5 - 10 years preferred
Must have computer literacy: Proficiency and working knowledge of Microsoft/Google business suites, and other software products, as needed
Special Requirements/Physical Demands:
Possess or acquire within 90 days a Minnesota 2nd Class C Engineers License.
A valid driver’s license
Complete a criminal background check.
Ability to stand or walk 75%-100% of the shift, including bending, kneeling, stooping, climbing stairs and ladders, reaching overhead and the ability to lift 50-75 pounds.
Pay:$78,000-90,000/year
