Job Summary:
Supervises and ensures overall Facility, equipment, utilities and grounds are maintained in good working condition according to local Codes, Specifications, Company Policies, State and Federal Laws and Regulations; must communicate courteously and respectfully with Facility staff, Residents and others
Qualifications:
High School Diploma or equivalency; knowledge and experience in related supervisory position preferred; must be able to obtain any required certifications; must be in good physical condition, able to read and write at a level necessary to accomplish job duties; must have prior experience and/or basic knowledge of carpentry, plumbing, electricity, heating, air conditioning; some experience and/or basic knowledge of electronic control devices preferred; must have valid MS Driver’s License, pass drug screens and have satisfactory Criminal History Background Check
Duties and Responsibilities:
1. Learns and maintains familiarity with Evacuation Plan, Disaster Plan, Fire Safety Policies
2. Provides Safety Orientation for all Employees and Department-specific training for Maintenance staff;
3. Supervises and evaluates Maintenance staff; recommends disciplinary action to the Administrator when needed
4. Manages requisitions, ordering, receiving, organized storage of equipment and supplies; maintains necessary inventory and equipment inventory records
5. Ensures periodic cleaning and sanitizing of equipment as scheduled or as needed
6. Communicates with Social Services and Activity Department in planning special holiday activities
7. Inspects, repairs and schedules preventive maintenance on buildings and equipment
8. Learns and stays abreast of OSHA and Life Safety Code Regulations; maintains current Safety Data Sheets (SDS) for all Hazardous Chemicals and substances
9. Ensures safe operation of gas, water, electric, lighting, heating, air conditioning, sewage disposal and fire alarm systems; inspects each system regularly and documents
10. Ensures building and all equipment are safe and operable; checks fire extinguishers, alarms, sprinkler system and generator according to codes, laws and regulations
11. Inspects, services and performs minor maintenance on air conditioners, heating units, ice machines, coolers, freezers, hand rails, wall guards and other general carpentry and paintwork
12. Conducts and documents regular fire drills, ensuring compliance with all regulations on each shift
13. Monitors contractors for proper performance; supervises installation of equipment; interprets blueprints and technical specifications
14. Attends Department Head meetings and all other meetings as instructed by the Administrator
15. Maintains a file system for manufacturers’ manuals, warranties and operating instructions
16. Is required to be on call as needed, especially during emergency conditions and situations
