Position: Construction Project Manager (PM)

The Ben Franklin Block Buildings are prominent historic Buildings in Portsmouth’s historic district. The current construction project is converting the upper floors to beautiful market rate and luxury residential units, bringing this 19thcentury architectural gem into the 21stcentury. We will need you to lead a team that is restoration, quality, and aesthetics focused.

General Job Description:

Provide Project Management on the Franklin Block Building project. Establish working relationships with local and regional subcontractors and vendors. Develop work scopes for bidding and clarification purposes for all aspects of construction. Assist in the preparation of front-end bid documents and bid packages. Focus and lead the team to insure high quality in the project’s areas of new construction, as well as its preservation aspects. Lead the team to spotlight the projects rare and grand aesthetics. Oversee project start up. Generate and maintain CPM schedules and Schedule of Values as applicable. Perform project buyout. Prepare and /or review all Owner contracts. Prepare all Letters of Intent, Subcontracts and Purchase Agreements, Change Order pricing, negotiation and processing. Attend project Owner meetings and prepare meeting minutes. Oversee tracking of all submittals, RFI’s, cost proposals and change orders. Work with the Superintendent to maintain good project flow and efficiency. Resolve subcontractor/project Owner issues. Prepare monthly reports and cost projections for monthly review with Owner Team. Review Sub-contractor and Vendor invoices for approval. Responsible for maintaining Schedule and Budget. Any deviations from targets must be brought to the attention of the Owner.

Experience/Education Requirements:

Desire and abilities necessary for a career in Construction Management field. Field experience in carpentry or other construction trades. Superintendent experience is a plus. Experience running multiple trades and crews simultaneously. Suitable candidate would have knowledge of basics of Business Management either through schooling or life experience. Working knowledge of computer programs including; Excel, Word, Scheduling software.

Problem Solving – Identifies, resolves and responds to problems in a timely manner; Gathers and analyzes information skillfully; Develops alternative solutions; Works well in group problem solving situations. Performs problem solving with a sense of urgency.
Computer Skills – Proficient in the use of Excel, Word, and scheduling software and/or other construction related software.
Project Management – Develops Scopes of Work, Develops and maintains project plans; Coordinates projects; Communicates changes and progress; Completes projects on time and budget. Ability to develop a solid subcontractor and vendor base for bidding purposes.
Sub-contractor relationships – Manages difficult or emotional Sub-contractor situations; Responds promptly to Sub-contractor/vendor needs; Solicits feedback to improve service; Responds to requests for service and assistance; Meets commitments.
Time Management – Can manage competing demands for time and make adjustments on a daily basis.
Communication- speaks clearly and persuasively in positive or negative situations; Listens and gets clarification; Responds well to questions; Demonstrates group presentation skills; Participates in meetings. Writes clearly and informatively. Prepares interim and completion project reports.

Leadership – Exhibits confidence in self and others; Inspires and motivates others to perform well; Effectively influences actions and opinions of others; Accepts feedback from others; Gives appropriate recognition to others.

Quality Management – Looks for ways to improve and promote quality; Demonstrates accuracy and thoroughness.

Cost Consciousness – Works within approved budget; Develops and implements cost saving measures; Conserves organizational resources.

Salary Range/Pay Scale: $75,000 to 90,000 compensation is reviewed in 30, 90, and 180 days.
