- This position is Full-Time, Hourly
- Monday— Friday, 8 hours
- Must be available to be on-call in rotation with other Maintenance team members.
Education/Experience:
- 3-5 years relevant experience (Required)
- Experience using landscaping associated tools.
- Excellent organizational and time management skills while working individually
- Computer skills: I year (Preferred)

Essential Functions & Requirements:
A Groundskeeper plays a crucial role in maintaining the aesthetic appeal, functionality, and safety of outdoor spaces. The essential functions of a Groundskeeper typically include:
- Lawn Care:
- Mowing, edging, and trimming grass to ensure a neat appearance.
- Fertilizing, aerating, and seeding lawns to promote healthy growth.
- Applying pesticides and herbicides to control weeds, pests, and diseases.
- Plant and Tree Maintenance:
- Planting, pruning, and trimming trees, shrubs, and hedges.
- Watering plants and trees, ensuring proper irrigation systems are functioning.
- Mulching and fertilizing garden beds to enhance plant health and appearance.
- Landscape Design and Installation:
- Assisting with the design and layout of new landscape projects.
- Installing plants, flowers, trees, and decorative elements such as rocks, pathways, and lighting.
- Constructing and maintaining garden features like ponds, fountains, and retaining walls.
- General Maintenance and Cleanup:
- Raking leaves, removing debris, and clearing walkways, driveways, and outdoor areas.
- Maintaining outdoor furniture, playground equipment, and other fixtures.
- Power washing sidewalks, driveways, and other surfaces.
- Irrigation System Management:
- Installing, maintaining, and repairing irrigation systems to ensure efficient water use.
- Adjusting sprinkler heads and irrigation schedules based on weather and plant needs.
- Snow and Ice Removal:
- Shoveling snow, spreading salt or sand on walkways and driveways during winter months.
- Operating snow blowers, plows, and other snow removal equipment.
- Equipment Operation and Maintenance:
- Operating a variety of groundskeeping equipment, including lawnmowers, trimmers, chainsaws, and blowers.
- Performing routine maintenance and minor repairs on equipment to ensure proper functioning.
- Safety and Compliance:
- Following safety protocols and guidelines to ensure a safe working environment.
- Using personal protective equipment (PPE) and ensuring the safe use of tools and chemicals.
- Complying with local, state, and federal regulations related to ground maintenance and pesticide application.
- Record Keeping and Reporting:
- Keeping records of maintenance activities, including fertilization schedules, pesticide applications, and equipment maintenance.
- Reporting any issues or concerns related to ground maintenance to supervisors.
- Customer Service and Communication:
- Interacting with property owners, residents, or clients to address concerns and provide information about landscaping activities.
- Working collaboratively with other staff members and departments to achieve maintenance goals.
- Once a week we must cut grass in the resident garden area and weed trim.
- Must Empty trash cans in garden area.
- Must Remove small Debree in yards around property.
- Must Cut and remove small dead trees and shrubs on the campus Along with other minor landscaping issues.
- Must Pressure wash es needed and when requested to do so.
- Must be willing and able to be cross trained in all maintenance skills. Must be willing to take classes when requested by Maintenance Director or supervisor.
- Must be willing to get licensed or certified in a requested area.
- Must be willing to advance their skills when a class is available on request.
- Perform job duties for residents and with team members in a courteous and professional manner.
- Taking initiative to ensure resident safety and satisfaction is a priority.
- Meet and greet visitors in a friendly, helpful manner (Visitors include anyone who visits the community; specifically, current residents' families and friends, prospective residents and their families, referral sources, vendors and regulators).
- Answer phones appropriately, according to company and community standards.
- Ensure compliance and understanding of all regulations regarding residents' rights.

- Must be able to exert 35-50 pounds of force frequently, and/or greater than negligible up to 50 pounds of force constantly to lift, carry, push, pull, or otherwise move objects.
- Physical stamina to handle a full shift of being active and working on the building
- Must function independently and have flexibility, personal integrity, and the ability to work effectively with residents and staff.
- Must be able to relate to and work with the ill, disabled, elderly, emotionally upset and, at times, hostile people within the community.
