Key Responsibilities :
Financial and Operational Performance :
Provide timely and accurate financial and operational performance reports to clients and ownership groups.
Identify operational trends, variances, and solutions to drive effectiveness.
Execute strategic initiatives to enhance revenue, manage expenses, and meet financial objectives.
Oversee property maintenance, landscaping, and cleanliness to maintain aesthetic appeal and functionality.
Ensure compliance with local, state, and federal regulations, including fair housing practices and safety standards.
Leadership :
Lead by example, inspiring the team to execute sales, marketing, and operational activities effectively.
Mentor and coach team members to understand their role in achieving community goals.
Foster professional growth through collaboration, training, and knowledge-sharing.
Communicate corporate-level updates and performance feedback to support team success.
Address performance issues constructively and celebrate team achievements.
Sales and Lead Management :
Manage and monitor leads using property-specific software, ensuring adherence to standards.
Achieve and maintain benchmarks, including lead engagement (85%), lead-to-prospect conversion (90%), and prospect-to-visit ratios (35–40%).
Train the team to effectively communicate the property’s unique value proposition.
Ensure accurate lease paperwork and maintain a gross closing ratio of 33% or higher.
Marketing :
Develop innovative marketing strategies to drive leasing activity and achieve budgetary goals.
Track advertising performance, optimize spend, and conduct regular website / ILS audits.
Create and execute monthly marketing calendars, including resident events, social media strategies, and local business outreach.
Collaborate with the Regional Property Manager to ensure all marketing efforts align with property goals.
Resident Experience :
Plan and host monthly resident events to foster community engagement.
Provide outstanding customer service and promptly address resident concerns.
Implement strategies to increase positive reviews and maintain retention rates above 45%.
Key Qualifications :
5 years of experience in property management.
Proven leadership and team development skills.
Exceptional organizational and time-management abilities.
Strong financial acumen, with experience managing budgets and P&L.
Proficiency in property management software (e.g., OneSite) and related technology.
Outstanding communication and relationship-building capabilities with clients, residents, and vendors.
