On-Site Property Manager

Job Summary:

We are looking for a reliable and hands-on Onsite Manager to oversee the daily operations of our storage facility on a part-time basis (5-7 hours per week). This role primarily focuses on maintaining the facility’s cleanliness, assisting customers with parking or storage issues, and ensuring the property is well-kept and secure. The ideal candidate will be proactive, customer-focused, and capable of managing physical tasks efficiently.

Key Responsibilities:

1. Yard and Facility Maintenance

• Property Upkeep: Regularly inspect and maintain the storage yard and facility grounds. This includes mowing lawns, removing debris, trimming bushes, and ensuring the overall cleanliness and visual appeal of the property.
• Parking Lot Maintenance: Ensure the parking area is free from hazards, and parking spaces are clearly marked. Address minor maintenance tasks like repainting parking lines or removing litter and debris.
• Storage Unit Cleanliness: Inspect available storage units to ensure they are clean and ready for new customers. Remove any debris or dirt from units and report any damages or issues to management.
• Trash and Waste Management: Monitor and maintain trash bins to ensure they are not overflowing and are emptied as needed.

2. Customer Assistance

• Customer Service: Assist customers with any questions or concerns regarding their storage units, parking spots, or the facility. Provide support for any issues, including helping with access to units or parking spaces.
• Access Issues: Address any customer concerns with their parking spaces or storage units, such as access problems or minor lock issues, and resolve or escalate as needed.
• Onsite Support: Be available on-site to assist customers with immediate needs, including showing available units, putting on overlocks on delinquent units, or assisting with the operation of gates and security systems.

3. Site Monitoring and Security

• Security and Safety Checks: Regularly monitor the facility’s security measures, such as gates, locks, and surveillance systems, to ensure everything is functioning properly. Address any security issues immediately or report to management.
• Incident Reporting: Keep a log of any incidents, customer concerns, or damages and report them to the management team in a timely manner.

4. General Facility Oversight

• Facility Inspections: Walk the property regularly to ensure everything is in good condition, clean, and safe. Report any maintenance issues, such as broken lights, gates, or signage, and assist with minor repairs or adjustments where possible.
• Availability: Be available to help customers during your scheduled hours and handle any immediate concerns that may arise.

Qualifications:

• Experience: Previous experience in facility maintenance, customer service, or a similar role is preferred but not required.
• Skills:
• Strong customer service and interpersonal skills.
• Basic maintenance skills, including yard work, light repairs, and general upkeep.
• Problem-solving skills and the ability to address customer concerns effectively.
• Physical Requirements:
• Ability to perform physical tasks, including light yard work, cleaning, and carrying items such as trash bags or storage supplies.
• Comfort with outdoor work in varying weather conditions.
• Availability: Must be available for 5-7 hours per week, with some flexibility to accommodate customer needs or urgent facility issues.

Working Conditions:

• Schedule: Flexible, typically 5-7 hours per week. Hours may vary depending on customer needs, maintenance tasks, or facility requirements.
• Work Environment: This position involves outdoor work, including walking the grounds, performing maintenance tasks, and interacting with customers directly at the facility.
• Compensation: $20/hour with increase opportunity.

Job Type: Part-time

Pay: From $20.00 per hour

Expected hours: 5 – 7 per week

Schedule:

• Monday to Friday
• Weekends as needed
