What are the responsibilities and job description for the Transactions Analyst position at Big V Property Group?
Big V Property Group is adding a Transactions Analyst to join our Dispositions team. The Transactions Analyst will report to the Vice President of Acquisitions and Dispositions and the Director of Dispositions. The position is responsible for supporting the Acquisitions & Dispositions Team with underwriting, analysis, research, due diligence, and some administrative duties to assist in the evaluation, planning and execution of the purchase of Shopping Centers, as well as the sale of Shopping Centers and Outparcels for Big V. The position will collaborate with colleagues on the Acquisitions & Dispositions Team, as well as peers in Asset Management, Leasing, Property Management, Accounting, Legal, Construction and Capital Markets as part of their role. The ideal candidate is early in their career, with a few years’ experience in the field and strong analytical skills.
Essential Functions:
- Support the Acquisitions & Dispositions Team with analysis and research:
- Assist in the analysis and underwriting to support sell/hold decision making for Dispositions.
- Support the Acquisitions team with market research, Argus analysis and Deal Underwriting.
- Assist in the analyses involved in the outparcel subdivision process, for the purpose of monetizing outparcels.
- Conduct market research & maintain internal databases of sales comps, rent comps, research retailer credit and other commercial real estate research.
- Coordinate with outside brokerage teams to audit Argus analysis and deal underwriting.
- Research and answer due diligence questions and perform other functions necessary to analyze and describe Shopping Center Assets.
- Setup Due Diligence & Broker data rooms, organize and keep track of information from other departments, and help track deadlines and to-do’s for the team.
- Assist in managing and tracking a transaction pipeline.
Required Knowledge, Skills and Abilities:
- Experience in commercial real estate underwriting and analysis.
- Proficiency with Argus: building and editing property financial models.
- Proficiency in commercial real estate research, using applications such as Costar, RCA, Creditntell, Crexi, Placer.ai and others.
- Proficient in Microsoft Office Products, Microsoft Teams, CoStar, RCA.
- Process-driven with a strong attention to detail.
- Good team player and collaborator with the desire to learn and grow.
- Creative problem-solving skills; ability to dig deeper into opaque and non-public information; willingness to read leases and study legal documents.
