Estimator/Draftsman - Residential Modular Construction

About the Role:

We are seeking an Estimator with residential and/or modular construction experience to join the Bill Lake team. This team member will play a vital role in all phases of the project lifecycle, from pre-construction through final delivery, providing accurate cost estimates and encouraging proactive communication. This position requires a deep knowledge and understanding of construction management and manufacturing principles.

Core Functions of this role will include:

Project Management & Documentation:

• Thoroughly review & interpret project documents (plans, specifications, etc.) for constructability, alignment with Bill Lake standards, and cost effectiveness.
• Effectively communicate modifications needed to project documents and ensure documents are updated prior to construction start.
• Utilize estimating software to analyze plans and specifications.
• Maintain organized documentation of estimates, customer selections, specifications, and other project correspondence.

Market & Cost Analysis:

• Request and review cost proposals from builder partners and subcontractors.
• Prepare accurate and detailed cost estimates for construction projects, including labor, materials, and overhead costs.
• Negotiate contracts with subcontractors and suppliers to secure the best pricing and terms.
• Monitor ongoing project costs and proactively update management regarding budget adherence.

Leadership & Communication:

• Exemplary attention to detail and strong communication skills.
• Collaborate with all key stakeholders and customers to understand project scope and objectives.
• Act as a representative and advocate of Bill Lake Modular Homes in trade partner and customer communities.
• Work collaboratively and cross-functionally to obtain information or solve problems in support of the team’s goals.

Preferred Qualifications:

• Proficiency in using estimating software.
• Experience in using AutoCAD.
• Strong understanding and knowledge of best practices for estimating residential construction.
• Excellent negotiation and interpersonal skills with the ability to build strong relationships with subcontractors, suppliers, and customers.
• Exemplary analytical skills with attention to detail for accurate cost assessments.
• Ability to manage multiple projects simultaneously while meeting deadlines.
• Familiarity with contract terms, conditions, and compliance requirements within the construction industry.
• A degree in Construction Management, Civil Engineering, or a related field is preferred not required.

• High School Diploma or Equivalent (Preferred)
• Residential Construction Drawing Knowledge and Understanding: 1 year (Required)
• Residential Construction Estimating: 1 year (Required)

Pay: $60,000.00 - $75,000.00 per year
