Job Summary: The Service Manager is responsible for overseeing all maintenance and repair activities within the property, ensuring high standards of building and grounds upkeep, and complying with budgetary constraints. This role involves strategic planning, vendor management, safety compliance, and leadership responsibilities.
Key Responsibilities:

Financial & Operational Management:
- Assist in the development of the service budget, ensuring it aligns with financial trends, staffing needs, and organizational objectives.
- Work closely with the Portfolio Manager to monitor and allocate funds for Turnovers, Capital Expenditures, and Repair & Maintenance budgets.
- Develop and execute service contracts with support from Corporate Purchasing.

Vendor & Contract Management:
- Manage vendor relationships and negotiate contracts to ensure cost-effectiveness and compliance with quality standards.
- Oversee contractor schedules and inspect completed work to maintain high standards of service and facility management.

Safety & Compliance:
- Ensure all maintenance activities comply with safety standards and company policies.
- Conduct regular inspections of physical assets, including pools, landscaping, amenities, and safety equipment, to ensure top-notch condition and presentation.
- Develop and maintain emergency action procedures.

Preventive Maintenance & Project Oversight:
- Oversee preventive maintenance programs and ensure all related tasks are completed to standard.
- Work with management to identify and implement ROI projects that enhance revenue or reduce expenses.

Team Management & Development:
- Hire, train, and lead maintenance staff, fostering a collaborative and efficient work environment.
- Conduct performance evaluations and manage staff schedules to ensure optimal coverage and service response times.
- Develop broad-level training and development plans for service managers and ensure completion of necessary training programs.

Quality & Standards Enforcement:
- Monitor and set quality and time standards for service requests and apartment turnovers.
- Review and address Casualty Loss Claims, seeking ways to prevent future losses and reduce costs.
Qualifications
Qualifications:
- Proven experience in maintenance management, preferably in a residential or real estate setting.
- Strong leadership skills and the ability to manage teams effectively.
- Excellent negotiation and contract management skills.
- Knowledge of budgeting, financial forecasting, and cost management.
- Technical proficiency in building systems and preventive maintenance programs.
- Strong communication and interpersonal skills.
