The role
To help support our rapid growth, we are seeking a Compliance Specialist to join our Affordable Housing team. This position is a remote work opportunity that requires occasional travel to properties in our Affordable Housing portfolio and our corporate office in Indianapolis, Indiana. The primary responsibilities will include training and supporting site-level staff, tenant qualification review, reporting and record retention, monitoring utility allowances and max rents, assisting with audits and inspections, and other compliance-related duties as assigned. This position reports directly to the Director of Compliance.
What you will do
Essential Duties and Responsibilities
- Conduct one-on-one training with new staff and refresh training with existing staff as needed.
- Provide tenant qualification review and approval prior to move-in for all new tenants.
- Process recertification of existing tenants upon lease renewal.
- Manage set asides as elected by the property owner in the Rental Housing Finance Application, Land Use Restriction Agreement (LURA), and any other deed restrictions on the property.
- Assist in preparing for file audits and physical inspections for state agencies and investors as needed.
- Process annual owner certifications and assist in set-up if needed. Monitor the entry of tenant events monthly.
- Generate monthly recertification/renewal reports for all properties.
- Monitor utility allowances to make sure they are current and calculate max rent by implementing the utility allowance.
- Update OneSite and state agency portals with new utility allowances and rents as needed.
- Monitor Enterprise Income Verification (EIV) compliance on required sites.
- Other job duties as assigned.

- Excellent written and verbal communication skills
- Exceptional interpersonal relationship skills
- Capable of training and explaining concepts effectively to others
- Competency in OneSite preferred
- Thorough knowledge of Microsoft Office suite
Education and Experience:
- Secondary education is a plus, but not required.
- Minimum of two years of experience in Affordable Housing required (i.e., Section 42. Section 8/HUD).
- One or more of the following certifications required: SHCM, HCCP, CPO, COS, BOS
- Experience navigating multiple states’ compliance requirements (Indiana, Ohio, Iowa, and Georgia preferred).
