Description

Position Summary:

The Senior Real Estate Project Manager will play a vital role in the Black Cultural Zone CDC's mission to revitalize and strengthen the Black community through impactful real estate development. This position will not lead to the acquisition of properties. Still, it will lead all other development elements, including rehabilitating commercial corridor properties for neighborhood-serving retail, cultural, and community uses, and renovating and expanding residential properties (single-family and 2-4 unit properties), including installing alternative dwelling units. The Senior Project Manager will be a key member of the acquisition team and will be kept fully informed throughout the acquisition process. The ideal candidate possesses a deep understanding of real estate development principles, a proven track record of success in managing complex projects with intricate financing structures (bonds, conventional financing, philanthropic investments), and a commitment to equitable development practices that prioritize community engagement and the inclusion of qualified, minority-owned development partners and contractors.

Key Duties and Responsibilities:

Project Development & Management:

  • Lead the rehabilitation of commercial corridor properties for neighborhood-serving retail, cultural, and community uses in Oakland, California.
  • Lead the renovation and expansion of residential properties (single-family and 2-4-unit properties), including the installation of alternative dwelling units.
  • Oversee all development lifecycle phases, including due diligence, feasibility analysis, market research, design and permitting, construction and property management.
  • Develop and manage project budgets, timelines, and schedules, ensuring projects are completed on time, within budget, and to the highest quality standards.
  • Secure and manage complex financing structures, including bonds, conventional financing, and philanthropic investments.
  • Manage consultants, contractors, and other stakeholders throughout the project lifecycle.
  • Prioritize the selection and engagement of qualified development partners and contractors who are representative of the communities served by the Black Cultural Zone CDC.

Community Engagement & Outreach:

  • Actively engage with community members, stakeholders, and elected officials to gather input and build consensus on development projects.
  • Conduct community meetings, workshops, and presentations to inform and educate residents about development plans.
  • Address community concerns and resolve conflicts effectively.
  • Build and maintain strong relationships with community partners and organizations.

Funding & Finance:

  • Identify and pursue funding opportunities from public and private sources, including grants, loans, and philanthropic investments.
  • Prepare and submit grant applications and loan requests.
  • Manage project finances, including tracking expenditures, preparing financial reports, and ensuring compliance with funding agreements.

Policy & Advocacy:

  • Advocate for policies that support community development and affordable housing in Oakland, California.
  • Stay informed of relevant zoning regulations, building codes, and other regulatory requirements.
  • Collaborate with local government agencies and other stakeholders to advance the organization's development goals.

Team Leadership & Mentorship:

  • Supervise and mentor junior staff on real estate development principles and best practices.
  • Foster a collaborative and inclusive work environment.

Other Duties as Assigned:

  • Assist with special projects as needed.
  • Participate in meetings and trainings as required.
  • Actively participate as a key acquisition team member and be kept fully informed throughout the acquisition process.

 

Qualifications


Skills, Knowledge & Abilities:

  • Proven ability to manage complex projects with intricate financing structures (bonds, conventional financing, etc.) and multiple stakeholders.
  • In-depth knowledge of real estate development principles, including due diligence, feasibility analysis, rehabilitation, and property management.
  • Strong understanding of financial principles, including budgeting, forecasting, and financial reporting, focusing on complex financing structures.
  • Demonstrated experience working in community development, with a strong understanding of community engagement and stakeholder involvement.
  • Excellent written and verbal communication skills.
  • Strong interpersonal and relationship-building skills.
  • Proven ability to lead and motivate teams.
  • Understanding of the political landscape in Oakland, California and ability to navigate complex political environments.
  • Knowledge of relevant local, state, and federal regulations pertaining to property acquisition, rehabilitation, and development.

Qualifications:

  • Bachelor's degree in Urban Planning, Real Estate Development, Architecture, or a related field. Master's degree preferred.
  • Minimum of 7-10 years of professional experience in real estate development, with a strong preference for experience in community development and a proven track record of success in managing complex projects.
  • Proven successful project delivery track record, including managing complex projects from inception to completion.
  • Experience working with diverse communities and building strong community relationships.
  • Experience with public and private funding sources, including grant writing and loan applications for real estate projects.
  • Proficiency in Microsoft Office Suite and project management software.
  • Exceptional communication, organizational, and problem-solving skills.
  • Proven ability to thrive in a fast-paced environment.
  • Strong proficiency in project management software and remote collaboration tools.
  • Adaptability to changing priorities and ability to work independently.
  • A passion for community development and a commitment to social impact.
  • Self-directed, focused, responsible, and disciplined.

Salary : $85,448 - $120,000
