What are the responsibilities and job description for the Groundskeeper/Maintenance (Waterside Residences on Quivira) position at Block Multifamily Group?
SUMMARY
Provides general cleaning and maintenance to property grounds, facilities, interior and exterior common areas. Provide task support to other team members.
DUTIES AND RESPONSIBILITIES
1. Remove trash, debris, and waste from property grounds to include but not limited to all property entrances, offices, clubhouse, pools, dog parks, playgrounds, landscaping, parking lots, streets, breezeways, buildings, fence lines, trash receptacles and pet waste stations.
2. Clean & maintain pools, pool decks, tennis &/or volleyball courts, playground, & any other recreational area.
3. Empty trash from clubhouse, restrooms, offices, laundry rooms, where applicable.
4. Clean around and deodorize trash dumpsters.
5. Assist with removal of refuse from unit vacants.
6. Assist in landscape duties such as weeding, mowing, edging, planting, and watering.
7. Replace interior and exterior common area light bulbs as needed.
8. Operate, repair, maintain and monitor different types of equipment, machinery, or motor vehicles such as golf carts if applicable.*
9. Work with various types of chemicals such as cleaning supplies, pool chemicals, paint, freon, etc.*
10. Complete the ongoing required training assignments through our online learning platform.
11. Operate within OSHA guidelines.
12. Take proper care of tools and equipment.
13. Conducts and promotes safety awareness.
14. Performs other duties as assigned.
REQUIREMENTS
1. Ability to use various landscaping equipment, gas blower, rake, broom, shovel, weed whacker, and pool cleaning equipment.
2. Present a professional image and be courteous to all residents, customers, and staff.
3. Have and maintain a current valid driver's license and reliable transportation.
4. Snow removal includes shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down ice melt/rock salt atop icy surfaces to prevent slipping.
5. Must be willing to adjust work schedule to complete project assignments.
6. Ability to respond and be recalled to the property anytime day or night.
PHYSICAL REQUIREMENTS
1. The job is physically strenuous and requires the use of muscles to regularly lift, push, pull, or carry heavy objects up to 75 pounds.
2. Physical capabilities to stand and/or walk for long periods of time, reach out, grasp, handle small objects, sit, kneel, stoop, balance, crouch, crawl, bend or twist their body in awkward spaces, repeat same movements, look up for long periods of time.
3. Vision abilities are peripheral vision, depth perception, see details of objects that are less than a few feet away, see difference between colors, and ability to work in dark locations.
4. Ability to use and climb ladders and scaffolds in a safe approved manner.
5. Speak clearly so listeners can understand and understand the speech of another person.
6. Coordinate movement of several parts of the body, such as arms and legs, while the body is moving.
7. Move two or more limbs together (i.e. two arms, two legs, or one leg and one arm) while remaining in place.
8. Ability to seize, hold, grasp, turn or otherwise work with one or both hands.
9. Shovel, chop, push, blow, or plow snow- or ice-covered walkways and driveways, laying down ice melt or rock salt atop icy surfaces to prevent others from slipping.
10. Ability to work in extreme weather, very hot and very cold temperatures, rain and snow, day, or night.
Job Type: Full-time
Pay: $17.00 - $19.00 per hour
