What are the responsibilities and job description for the Groundskeeper/Maintenance position at EPC Real Estate Group?
Responsible for cleaning and tidying homes and providing a sanitary, comfortable environment. Dusts, launders, scrubs, disinfects and cleans surfaces, rooms, bathrooms, baseboards, countertops, furniture, and upholstery. Dispenses of debris and contaminants properly.
Responsibilities
1. Understand and follow daily work instructions according to the work schedule, and apply sound judgment to operate equipment safely as well as prevent problems.
2. Preserve grounds by performing landscaping duties, detailing grounds and other related duties.
3. Remove trash and dispose of in designated areas.
4. Operate equipment to perform landscaping duties such as weed eaters, garden tractors, blowers, hedge trimmers, and various hand tools in accordance with approved operating guidelines and safety procedures.
5. Maintain structural integrity of buildings by performing exterior building maintenance such as minor painting and cleaning gutters and downspouts; and monitor interior to ensure neat and clean presentation and environment.
6. Be able to effectively communicate with residents, staff, and other suppliers or vendors to ensure safe operation of property maintenance.
7. Lift and carry materials and equipment throughout work areas using appropriate equipment.
8. Maintain tools and equipment in proper working order by performing minor maintenance as needed.
9. Utilize safety equipment and gear in a proper manner.
10. Perform snow removal duties on a seasonal basis when required by property.
11. Communicate equipment problems or malfunctions to management immediately.
12. Operate company golf cart in a safe manner to perform errands and transport materials if required by property.
13. Follow all written and verbal instructions
14. Inventory goods and notify management of shortages and needed goods to be ordered.
15. Distribute resident communications to residents.
16. Follow company rules and procedures as set forth in training sessions, manuals and guidelines.
17. Report customer complaints to management.
18. Adhere to all approved company policies and procedures.
19. Perform other related duties as assigned.
Physical Requirements
- Frequently lifts and carries up to 45 pounds (i.e. 5 gallon paint can).
- Occasionally lifts and carries up to 80 pounds (i.e. bag of concrete).
- Pushes and/or pulls using appliance dolly up to 200 pounds.
- Moves objects from one floor to another.
- Frequently bends/stoops, climbs stairs, kneels, balances, reaches above shoulder height, walks, and twists.
- Has normal range of vision, hearing, and speech.
