We are seeking an experienced and proactive Interim Maintenance Director to lead our maintenance department during this transitional period.
PRIMARY DUTY
Plans, directs, and controls the overall maintenance of the community building and grounds and coordinates the activities of maintenance/housekeeping associates.
ESSENTIAL JOB FUNCTIONS include the following. Other duties may be assigned. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
- Trains and oversees maintenance staff on proper safety procedures, etc. to ensure quality standards and service.
- Maintains equipment and parts inventories, and keeps inventory records.
- Records type and costs of maintenance or repair work.
- Performs routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate. Activities include maintenance of machines/equipment, painting and refurbishing of resident rooms and general handyman activities.
- Repairs or replaces defective equipment parts, using hand tools and power tools.
- Inspects drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions. Cleans and lubricates shafts, bearings, gears, and other parts of machinery.
- Performs and/or outsources electrical and plumbing work within industry regulations and guidelines.
- Diagnoses mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
- Dismantles devices to access and remove defective parts, using hand tools, and power tools.
- Performs preparatory work for maintenance activities, including gathering equipment, materials, and supplies, loading and unloading materials, and laying out materials and equipment for projects.
- Performs and/or outsources a variety of routine physical labor tasks, including pulling weeds, picking up litter, raking leaves and debris, planting, replacing light bulbs, and moving furniture.
- Performs cleanup at the end of the day or when the job is completed, including picking up tools, spills, and debris cleaning work areas and performing touch up work as needed.
- Sets up meeting areas for meetings and events, or delegates duty as necessary.
- Assists with safety training as necessary. Coordinates community safety program as directed.
- On-call and Weekend Manager duties may be required as directed by the Executive Director.
- Reports any issues or problems that may arise to the Executive Director.
- Complies with state, federal, and all other applicable health care and safety standards.
- Assists families and other visitors as needed.
- Attends in-services and other required meetings.
- Performs other duties and tasks as assigned.
SUPERVISORY REQUIREMENTS of this position are generally as follows:
- Oversees the activities of all Maintenance/Housekeeping associates, as necessary. Indirectly supervises all other associates as a Department Head.
- Carries out supervisory responsibilities, including, but not limited to, training associates; planning, assigning, and directing work; addressing complaints and resolving problems. Provides input to Executive Director regarding interviewing and hiring of associates; appraising performance; rewarding and disciplining associates; and terminating associates.
EDUCATION and EXPERIENCE an equivalent combination of education, training and experience will be considered.
- High school diploma or equivalent.
- Minimum of 3 years of previous experience in a maintenance position; or an equivalent combination of education and experience.
- If responsible for driving, must have valid driver’s license and a clean driving record.
- Previous experience in a long-term care or hospital setting preferred.
