Job Summary
Blue Heron Condos, a resort community in Union, WA is seeking a dedicated and skilled Caretaker to join our team. The Caretaker is responsible for the maintenance of Blue Heron facilities – including, but not limited to the pool, plumbing, electrical, structure, and grounds. This role requires technical knowledge and hands-on maintenance abilities to ensure a safe and welcoming environment for residents.
Skills and Qualifications
High School graduation or equivalent required; continuing education desirable.
Three years of skilled level experience in electrical, plumbing, carpentry, mechanical, landscaping, and other trades related to this field.
Skilled level experience in the operation of light equipment relative to this position.
Knowledge of methods and use of material, tools, and equipment used in plumbing, electrical, landscape, and carpentry projects.
Knowledge of standards for safe use of equipment.
Skills in operating hand and power tools used in plumbing, electrical, landscape, and carpentry projects.
Ability to maintain pleasant working relationships with all owners, guests, and employees.
Ability to follow oral and written instructions.
Ability to work independently with minimal supervision.
Job Duties and Responsibilities
Depending upon the individual assignment, the Caretaker performs all or a combination of several of the following duties:
INTERIOR MAINTENANCE: Perform routine plumbing, electrical, painting, carpentry and other maintenance items as needed.
EXTERIOR BUILDING MAINTENANCE: Perform routine building repairs, painting, and roof and gutter cleaning routinely as prioritized. Fill and seal cracks in asphalt and concrete as needed.
GROUNDS AND FACILITIES MAINTENANCE: Supervise and assist with all landscaping activities. Inspect and maintain sump pumps.
MAINTENANCE OF POOLS AREA: Check chemical balance in the pool and hot tub. Vacuum pool as needed. Blow/sweep pool deck area.
MAINTENANCE OF RECREATION CENTER: Visually inspect the rec center daily. Maintain staining of pergola.
OTHER: Maintain or have repaired when needed: all power equipment owned by Blue Heron that is utilized by maintenance and/or housekeeping staff. Meet with contractors who are bidding on major projects. Purchase all maintenance supplies for the facility. Maintain a physical presence on the property by inhabiting the Blue Heron modular home on site. Be available after hours to respond to emergencies.
Working Conditions
The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; frequent climbing and balancing; significant stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally, the job requires 5% sitting, 35% walking, and 60% standing. The job is performed indoors and outdoors, under some temperature extremes and some hazardous conditions.
This position is five days a week except in special/emergency circumstances.
