We are seeking a highly motivated, knowledgeable Community Manager to assist with oversight of a multifamily property portfolio.
The Community Manager is accountable for all community operations, effective management and coordination of personnel, activities, and available resources in order to accomplish community objectives. These objectives will include maximizing occupancy levels, responsible use of resources, as well as monitoring and management of expenses to maintain / increase property value. Additionally, the Community Manager will ensure the Assistant Community Manager is fully trained to assume managerial duties in the event of the property manager’s absence.
DUTIES AND RESPONSIBILITIES :
Conduct all business in accordance with established policies and procedures including the Fair Housing Act, Americans with Disabilities Act, Fair Credit Reporting Act, and all other applicable federal and state landlord-tenant laws.
Financial
- The community manager is responsible for staying within the established budget guidelines throughout the year
- Actively maintain and report monthly variances and narratives
- Ensures all rent is collected when due and posted in a timely manner
- Processes all receipts and bank deposits immediately
- Performs evictions, utility cut-offs and landlord liens as required on delinquent rents
- Communicates with vendors concerning work scheduling, billings, vendor relations and certificates of insurance
- Submits and approves invoices for payment
- Stays abreast of market rental rates and recommends modifications to the Regional Property Manager
Human Resources
Hires, trains, motivates and supervises all on-site staff in order to achieve operational goalsEngages with new employees to orient and trainPerforms formal and informal performance evaluations, reviews and approval of timesheetsInstructs and advises on-site staff of employee procedures and guidelinesProvides comprehensive feedback to non-performing employeesFacilitates disciplinary procedures and documentations up to and including termination of employment when necessaryConducts on-going training with office staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be neededSafety

This position requires three years of experience in on-site multifamily property management with a minimum of one year as a community manager. Candidates must have a background in supervision and a successful track record of accomplishments. Candidates must also be familiar with Seattle-specific multifamily housing regulations and Multi-Family Tax Exemption programs.
