Job Title: Leasing Consultant FLSA Status: Non-Exempt Department: On-Site Operations
Job summary:
The Leasing Consultant promotes the leasing, retention, and occupancy goals of the community while promoting resident satisfaction according to the FOX BRIDGE NORTH Apartment Homes policies, procedures, and standards.
This position reports to the Community Manager.
Essential Functions and Responsibilities:
(Are as follows but are not limited to and may not be all-inclusive, depending upon the demands of the community.)
1. Responsible for leasing the community
a. Greet, show, follow-up, and close prospective residents
b. Answer phone to set appointments and invite prospects to tour the community
c. Record all traffic and leasing activity and follow up with undecided traffic
d. Verify applications and notify applicants of approval or denial within 72 hours
e. Prepare move-in packages and lease paperwork
f. Walk units to confirm readiness
g. Review lease and issue keys, gate cards, etc.
2. Responsible for marketing the community
a. Inform, visit, and maintain good relationships with locators
b. Maintain weekly/monthly market survey
c. Participate in weekly staff marketing meetings
d. Social Media Marketing Posts
3. Responsible for maintaining positive resident satisfaction and retention
a. Prepare service requests and assign to maintenance staff
b. Execute daily services to include service request follow-up, etc.
c. Organize and participate in resident parties and activities
4. Responsible for office organization and record-keeping
a. Maintain office supplies
b. Maintain resident files
c. Enter resident information into the database and scan documents to the virtual filing cabinet.
5. Responsible for following policies as outlined in the employee handbook provided upon hire
a. Attend and participate in regular FOX BRIDGE NORTH safety meetings
b. Adhere to key control policy
Essential Knowledge, Skills, and Abilities:
General knowledge of property management
Strong oral and written communication skills
Able to adhere to a set and variable work schedule, including weekends and emergencies
Able to establish and maintain effective working relationships
Able to maintain a professional and ethical atmosphere
Possess a valid driver’s license with a good driving record and current automobile insurance
Strong customer service skills
Basic Internet, word processing, and spreadsheet skills
Able to travel within the major metropolitan areas and may be required to attend company functions and required training
Professional appearance and dress
Minimum Qualifications:
High school diploma or GED
General knowledge of property management
6 months of apartment leasing or customer service experience
Knowledge of OneSite management operations software preferred but not required.
Bilingual (English/Spanish) preferred
Certified Apartment Leasing Professional (CALP) credential from the National Apartment Association is preferred but not required.

Work Environment: While performing the duties of this job, the employee is exposed to weather conditions prevalent at the time, which may include but are not limited to hot, cold, icy, or wet. The noise level in the work environment is usually minimal.
