The Maintenance Supervisor plays a crucial role in property management, overseeing budget control, resident retention, and owner satisfaction. This role ensures the efficient operation of assigned properties by adhering to financial guidelines and budgets, maintaining property standards, and promptly addressing resident requests. The Maintenance Superintendent works independently to supervise and coordinate all site management related issues.
Essential Duties and Responsibilities:Must have experience with PB8 because the site is subject to regulatory inspections by HUD
Will manage one employee and contractors
Should have experience with CapEx projects and bidding our such projects
Supervision Exercised:
- Supervises Maintenance Technicians and Subcontractors in coordination with the Senior Community Manager.
Primary Responsibilities:
- Preserves confidentiality of resident and applicant information.
- Communicates effectively with residents, staff, Senior Community Manager, and Maintenance Coordinator.
- Develops and maintains property management programs, policies, and procedures.
- Schedules and coordinates daily operations including service orders, turnovers, inspections, and preventive maintenance.
- Oversees completion of work orders and turnovers within specified timelines.
- Conducts property inspections and schedules repairs as needed.
- Solicits bids for major repairs, purchases, or contracts.
- Manages daily paperwork for the Maintenance Department.
- Prepares and oversees budget, attends staff and budget meetings, and prepares monthly management reports.
- Attends meetings or seminars as requested.
- Arranges training and certifications required by OSHA or other agencies.
- Keeps abreast of governmental regulations concerning maintenance procedures and safety.
- Conducts property walks.
Staff Oversight and Management:
- Conducts daily staff meetings.
- Hires, trains, and supervises maintenance staff.
- Supports new Maintenance Technicians through training.
- Provides direction, guidance, and supervision to maintenance staff.
- Available by phone 24/7/365 and responds to emergency maintenance repairs after hours.
Miscellaneous:
- Approves payroll and PTO.
- Completes assigned training courses.
- Assists with snow removal and maintenance shop organization.
- Manages stock, inventory, and supply orders.
- Oversees capital improvements and subcontractors.
- Maintains key and lock inventory.
- Approves invoices for maintenance-related purchases.
- Ensures cleanliness of property areas and maintenance vehicles.
- Processes on-call notes weekly.
Qualifications:
- Familiarity with housing management, budgeting, and regulations.
- Knowledge of maintenance systems, inventory control, and work order record-keeping.
- Understanding of mechanical systems and equipment.
- Proficiency in electrical troubleshooting.
- Experience overseeing a team of Maintenance Technicians.
- Full-time position, Monday to Friday, 8:30 am to 5:00 pm.
- Availability for on-call emergencies, including weekends, on a rotating basis.
- Salaried position.
