What are the responsibilities and job description for the Real Estate Portfolio Manager position at Boulo Solutions?
Boulo Solutions is partnering with a commercial real estate firm in Birmingham, AL to search for a Portfolio Manager to oversee the performance and execution of business plans as well as the strategic direction of a portfolio of commercial real estate assets while serving as the senior point of contact for stakeholders and clients. This role ensures seamless execution of day-to-day operations of property management functions, analytics, and asset performance.
The Portfolio Manager leads a dedicated team of property management professionals. The PFM will collaborate with other departments such leasing, accounting, acquisitions, and asset management to carry out company objectives. This structure allows for agile decision-making and accountability but requires strong cross-functional skills to ensure consistency across the portfolio.
Key Responsibilities
Portfolio Oversight & Client Relations
• Lead and direct a team of property managers, tenant service coordinators, vendors, and maintenance professionals to ensure standards and deadlines are met.
• Oversee all aspects of portfolio operations, including property maintenance, tenant management, project management, and capital planning.
• Ensure key performance metrics for the portfolio and team are met and exceeded.
• Execute strategic business plans to maximize property performance, tenant satisfaction, and investment returns.
• Meet with owners and stakeholders as required, ensuring seamless and high-quality experience.
• Assist with the business development of third-party accounts as required.
• Continuously assess asset performance, identifying opportunities for revenue growth and operational efficiencies.
• Ensure consistency in service delivery and operational execution across all assigned portfolios.
• Oversee the development and review of annual operating budgets and operating expense reconciliations.
• Ensure the following are completed for assigned portfolio:
o Team site inspections
o Collections efforts
o Monthly and quarterly reporting
o Expense review and approval
o Property compliance
• Other duties as assigned
Preferred Qualifications
• Bachelor’s Degree or higher.
• Professional certifications such as CPM (Certified Property Manager) or CCIM are highly valued.
• 7 years of commercial real estate experience, with direct experience managing multiple income-producing properties.
• 5 years of managerial experience with proven ability to lead and manage teams.
• Certified or highly proficient in Yardi and Microsoft Office products.
• Ability to interface with third-party clients and investment stakeholders.
• Strong working knowledge of operating budgets, financial reporting, and capital project oversight.
• Willing to work in a fast-paced, collaborative environment.
• Ability to provide effective project management oversight and problem-solving skills.
