Job Title: Maintenance Supervisor

Reports to: Director, Real Estate

Meeting key performance goals:

Job or program specific: In consultation with your supervisor, you will determine high level goals based on your job and program(s). Organizational Support:

BDCC employees are integral in assisting the organization to reach its objectives. All staff are expected to participate in professional development activities led by the Executive Director as well as pursue opportunities individually. The organization relies on all staff to help attend community and business meetings across the county. Additionally, all staff are encouraged to publish professional papers establishing themselves, and the organization, as leaders in economic development in Southern Vermont. Participation in these activities by all BDCC staff is critical to the BDCC’s success.

Program Objectives, Requirements & Metrics:

BDCC is looking for a candidate who will serve as its Maintenance Supervisor to help manage the daily operations and maintenance of its Commercial Real Estate: currently Business Park (Book Press), Cotton Mill, 21 O’Bryan Drive, and Exit One Industrial Park.

BDCC owns and manages the Business Park, Cotton Mill and 21 O’Bryan Drive properties, and an Act 250-approved industrial park in Brattleboro, offering commercial rental space. The BDCC Business Park is located at the former Book Press building off Putney Road in North Brattleboro, and BDCC is also the owner and manager of the Cotton Mill industrial park just south of downtown Brattleboro off South Main Street, and a property located at 21 O’Bryan Drive in Brattleboro. 21 O’Bryan Drive is a single, standalone building. The Exit One Industrial Park was the first project owned and managed by BDCC. The industrial park was built on land along Interstate 91 that BDCC purchased in the 1980s. Currently BDCC owns vacant land at the Exit One site, and it maintains professional relationships with all of the industrial park businesses. The industrial park is currently home to 5 local businesses, and has access to municipal water and sewer facilities.

The Maintenance Supervisor will be responsible for helping manage the daily operations of BDCC’s commercial buildings in conjunction with the Director, Real Estate. The Maintenance Supervisor will also be responsible for managing and working on special building projects such as wall buildouts and door and window replacements.

Position Duties & Responsibilities

Building & Property Operations -

  • Provide friendly and polite basic maintenance services in BDCC owned buildings, often interfacing with tenants.
  • Provide routine updates to the Director, Real Estate on the status of the maintenance of BDCC properties and projects.
  • Be on-call for property and building emergencies.
  • Supervise and manage Maintenance Support Staff to ensure clean and well-maintained buildings and execution of assigned projects.
  • Assist the Director, Real Estate -
  • In coordinating building repairs and inspections with vendors.
  • In developing maintenance procedures and schedules.
  • To create long and short-term maintenance plans for the buildings.
  • Perform other related duties as assigned.

Special Projects -

  • General Construction - completion and/or supervision of drywall repair, painting, fit-up of vacant units, capital projects
  • Landscaping - completion and/or supervision of spring/fall cleanups, trimming trees/shrubs, leaf blowing, mulching, and weed trimming
  • Perform other related projects as assigned.

Working Conditions:

Work is generally performed on-site and will require the individual to spend a large part of their day working at various properties. Work hours are generally during the day; however, some weekend and evening work may be required to deal with emergencies. The position requires a high level of contact with people, including BDCC staff, tenants, and tradespeople.

Physical Requirements:

Work may involve heavy lifting, reaching, stooping, pulling, pushing, manual dexterity, clear speech, visual and hearing acuity. The need to lift items weighing up to 40 pounds and to work high up on ladders and scaffolding is also required.

Qualifications:

  • Experience in commercial building maintenance and general construction with a working knowledge of electrical, plumbing and heating systems.
  • Excellent management and supervisory skills.
  • Proficient with Microsoft Office Suite or similar software and familiarity with CAD software.
  • High school diploma or equivalent required.
  • At least five years of maintenance experience required.

Job Type: Full-time

Pay: $27.00 - $30.00 per hour
