Construction Manager – Industrial/Commercial
Location: New York City (NYC), with flexibility to be based in New Jersey (NJ) or Connecticut (CT)
Base Salary: $140,000 – $160,000 (Based on experience)

Our client, a rapidly growing private real estate investment and development firm focused on self-storage and commercial asset classes, is seeking a Construction Manager with ground-up commercial or warehouse construction experience. The ideal candidate will bring deep knowledge of earthwork, foundation systems, and structural oversight, with a proven ability to manage high-value projects from inception through completion.
Key Responsibilities:
- Lead end-to-end construction efforts for commercial and self-storage facilities.
- Manage site preparation, earthwork, foundation systems, and structural execution.
- Coordinate with architects, engineers, consultants, and subcontractors for project success.
- Develop and track schedules, budgets, and milestones to maintain timeline and cost goals.
- Negotiate contracts and manage vendors, GCs, and subcontractors.
- Oversee construction quality, safety, and code compliance through regular site visits.
- Review and approve pay applications, bids, RFIs, and change orders.
- Conduct feasibility studies and preconstruction planning.
- Manage PEMB (pre-engineered metal buildings) installations and other structural components.
- Maintain OSHA standards, environmental regulations, and job site safety protocols.
Qualifications:
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field (preferred).
- 5–10 years of experience in commercial ground-up construction (self-storage a plus).
- Expertise in earthwork, site grading, foundations, and structural construction.
- Experience managing multiple projects simultaneously in different phases.
- Strong proficiency with project management tools (Procore, MS Project, etc.).
- Skilled in contract negotiation, bid analysis, and vendor management.
- Excellent communication and leadership capabilities.
Compensation & Opportunity:
