Schedule: Monday through Friday, 8:00 AM - 4:00 PM (1-hour lunch break)

Position Overview:

We are seeking a skilled and proactive Maintenance Technician to join our team at a luxury mid-rise condominium community consisting of 27 buildings. This role primarily focuses on maintaining the property, performing daily preventative maintenance tasks, and ensuring the community meets the highest standards of safety and cleanliness. Additionally, the position includes daily custodial duties in key areas such as the clubhouse, fitness room, pool area, and restrooms.

Maintenance Duties:

• Daily Tasks and Project Management: You will be assigned maintenance-related tasks and projects on top of your daily preventative duties. These tasks must be prioritized and completed efficiently, with progress reported to management at the end of each day.
• Routine Property Inspections: Conduct daily inspections of the property to identify and address potential repairs, preventative maintenance needs, cleanliness issues, and ensure all buildings meet company standards.
• Monitor and adjust pool (86°F) and spa (103°F) temperatures, ensuring all pool equipment is functioning correctly.
• Inspect and ensure all lakes and fountains are operating properly, reporting any issues to the Property Manager.
• Replace light bulbs and fluorescent tubes within 24 hours of notification.
• Perform minor maintenance tasks, such as touch-up painting, elevator resets, and light fixture replacements.
• Assist with preventative storm and hurricane preparation as needed.
• Complete and submit daily progress worksheets to management, detailing all tasks performed and any issues encountered.

Custodial Duties:

• Daily Cleaning Responsibilities: Deep clean the Clubhouse, Fitness Room, and Pool Restrooms every day, including tasks such as vacuuming, dusting, trash removal, and cleaning windows and doors.
• Maintain cleanliness and order in the pool area, including arranging furniture, pressure washing walkways as needed, and ensuring the pool area is presentable.
• Collaborate with a team to maintain cleanliness in other common areas as needed.
• Assist with storm shutter installation when necessary.

Additional Responsibilities:

• Perform any additional tasks or projects assigned by management to support the overall maintenance and appearance of the property.
• Maintain open and effective communication with management and team members, ensuring all duties are performed to the highest standard and any concerns are promptly addressed.

Experience and Qualifications:

• Minimum of 2 years of experience in maintenance roles, preferably within large condominium associations or similar buildings.
• Proficient in the use of industrial cleaning equipment, such as leaf blowers and pressure washers.
• Ability to lift up to 50 lbs. and perform physically demanding tasks.
• Strong attention to detail, with the ability to work both independently and as part of a team.
• Fluent in English with excellent communication skills.
• Must have a valid driver’s license, reliable vehicle, and vehicle insurance.
• Must pass a criminal background check, motor vehicle background check, and drug screening.
