As a Maintenance Technician III, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. Essential Job Functions, Duties, and Responsibilities
Assess, troubleshoot, and complete required repairs on appliances, plumbing, electrical, and HVAC systemsCoordinate and organize projects, daily service requests, and assignments with supervisor, vendors, and other team membersAbility to train, supervise and mentor junior maintenance staffEnsure the physical aspects of the apartment meets company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-upEnsure unoccupied apartments are ready for occupancy by performing various and as-needed electrical, HVAC, EPA, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, painting, and overall apartment cleaning and other miscellaneous activities as necessary or as directedAssist the property manager or other team members when requested with special projects or requestsContribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residentsComplete maintenance service requests, document the status of each request and ensure that appropriate follow-through occursPerform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixturesPerform repairs on air conditioner, heating units, and refrigeration units (use of refrigerant recovery equipment requires proper certification)Perform plumbing work such as clearing stoppages, replace / repair fittings, faucets, and toilets.Complete minor re-piping including the soldering of copper pipesReplace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, window coverings, locksPerform carpentry work, such as repairing / replacing doors, windows, closet bi-fold or sliding doors and building shelvesRepair concrete steps, stoops, patios, fencing, and signage when requiredPaint and decorate apartments, hallways, etc., as directed by managementComplete appropriate apartment make ready procedures for move-ins within establish turnover timeframesOversee work of sub-contractors hired by the company to work at the communityComplete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots and common spacesReplace unit locks on apartments as necessary and on all recently unoccupied apartments, outside doors, and outbuildings to ensure security of the communityTroubleshoot and perform correct maintenance procedures on indoor or outdoor pools or spa equipment, if applicable (pool equipment maintenance requires proper certification)Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising qualityResponsible for material control and efficient utilization of maintenance equipmentPerform scheduled maintenance on all equipment based on the manufacturer's recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehiclesKeep accurate records regarding preventive maintenance, service requests, and inventories (invoices, service requests, etc.)Periodically inspect all resident occupied or unoccupied apartments, buildings, and common areas; performing repairs and other duties as necessary or requestedAttend and participate in training seminars as required or requestedMaintain all shop and storage areas in neat, orderly, and working conditionRemain informed on changing building codes and discuss the possible impact to the community with the Property ManagerInteract positively with residents to maintain high levels of resident satisfactionDemonstrate strong professionalism and integrity as a representative of the communityContribute to cleanliness and curb appeal of the communityComply with all industry Fair Housing rules and regulationsOperate within OSHA (Occupational Safety and Health Act) standards and company safety policies at all timesOther duties as assigned by Property ManagerSkills and Qualifications
