What are the responsibilities and job description for the Property Accountant position at Brewer Morris?
We are partnered with a growing REIT client on a new Property Accountant position for their team. This role will be responsible for preparing and analyzing financial results for an assigned properties portfolio. Responsibilities also including variance analysis, tenant receivables, account reconciliations, and responding to inquiries from tenants and property managers.
What You'll Be Doing:
- Prepare and analyze property-level financial statements, identifying trends and fluctuations to support external reporting, operations management, and strategic planning.
- Investigate and explain significant variances compared to budgets and prior periods.
- Reconcile balance sheets, calculate accruals, post journal entries, review trial balances for accuracy, and ensure alignment with commercial management systems.
- Maintain rent rolls, update lease abstracts, and handle tenant billing, including credits, adjustments, and security deposit refunds.
- Address tenant and property manager inquiries regarding billing, monitor accounts receivable aging reports, address delinquencies, and analyze accounts receivable and payable transactions to resolve discrepancies and ensure proper coding.
- Process accounts payable invoices, distribute revenue charge summaries to property management teams, analyze revenue reimbursements versus expenses, and complete annual CAM reconciliations.
- Reconcile straight-line rent calculations, perform balance sheet tie-outs, and provide timely reporting on financial performance and metrics to stakeholders. Assist with special accounting and financial reporting projects as needed.
What They're Looking For:
- Bachelor’s degree required (Accounting preferred).
- 3 years of property accounting or corporate accounting/financial reporting experience, (commercial real estate preferred).
- Strong understanding of accrual accounting, journal entries, and capitalization concepts.
- Proficiency in GAAP, real estate accounting, financial analysis, reporting, and accounting systems (MRI a plus).
- Advanced Microsoft Excel skills and adaptability to financial software
