Apartment building Maintenance
Actively seeking a part time maintenance technician / superintendent across several residential apartment buildings in the Brewerytown area of Philadelphia.
The ideal candidate will organize, maintain and manage the overall maintenance programs for the buildings.
Job responsibilities
- Reporting to the property manager, you must spend at least 3 full days per week on premises, walking and inspecting each of the 6 premises, at least 3 times per week.
- Be able to promptly respond to tenant maintenance tickets entered into our property management system, Buildium
- Document and enter all your diagnostics, conclusions, recomendations, and maintenance logs into the system in real time.
- Diagnose and perform minor and routine maintenance and repairs in a timely and professional manner
- Be responsible for maintaining the appliance register for each apartment unit.
- Complete and oversee the general preventative maintenance program, including changing HVAC air filters and cleaning internal filters and external condensors/compressors.
- Perform apartment turnaround when a tenant moves out, and before a new tenant moves in to an “as new” condition
- Obtain quotes and negotiate prices with vendors as and where necessary for larger scale works
- Be able to give ample notice and enter occupied apartments in a professional and cordial manner
- Act as the building superintendent, visiting each property at least 3 times per week, looking for issues with deliveries, cable tv /internet installations, hygiene, trash collection, maintenance or janitorial.
- Interact with the cleaning team so that building cleanliness and hygiene standards are kept high.
- Although reporting to the property manager, you must be able to work autonomously with little/no supervision
- Detail potential maintenance issues and general areas for cost savings.
- Accurate time keeping so that individual buildings/units can be billed for your work.
Skills and job requirements
- General apartment repair and maintenance knowledge
- Knowledge of appliance repair, and basic electrical, plumbing, HVAC systems, light carpentry and painting/decorating, and caulking/spackling and repairs to drywall.
- Ability to work under pressure to tight deadlines, especially turning around apartments
- HVAC & Plumbing Certifications a plus
- Computer literate including knowledge of Microsoft Outlook, Word, Excel, and Teams
- Knowledge of Buildium a plus
- Be physically fit and able to lift 50lb weight unaided
- Ability to work on ladders, crouch, crawl, and kneel to complete jobs
- Ability to travel to job sites, and between buildings
- Ability to operate basic hand tools as appropriate to complete jobs
- Access to car/van to pick up and move building supplies
This role is part time, with a minimum of 20 hrs p/w , and a maximum of 25 hours, and requires at least 3 full time or 5 part time days
