Assistant Project Manager - Mechanical - Denver Colorado
Position Overview and Key Responsibilities Lead and oversee mechanical, structural steel, or miscellaneous metals construction projects, ensuring timely completion and budget adherence. Responsibilities include planning, budgeting, scheduling, contract management, documentation, procurement, labor oversight, cost control, and project closeout. Tasks may be executed directly or through subordinate supervisors.
Key Duties:
- Direct daily operations of project staff teams.
- Manage project documentation to safeguard company and client interests, reducing potential claims.
- Secure, review, and finalize contract agreements promptly.
- Prepare and distribute project budgets.
- Lead pre-construction turnover meetings.
- Obtain and display all necessary permits and licenses.
- Establish, monitor, and update project schedules.
- Oversee procurement of materials and equipment, emphasizing buyout plans to optimize budget and schedule.
- Negotiate, prepare, and execute subcontract agreements.
- Ensure submittals are reviewed, approved, and documented effectively.
- Develop and gain approval for billing schedules.
- Maintain a favorable cash position and ensure timely payment collection, including retention receivables.
- Price, negotiate, and handle change orders.
- Ensure sufficient project staffing and monitor labor productivity.
- Manage and optimize the use of tools and rental equipment, ensuring unnecessary items are returned.
- Track and maintain financial performance, applying cost control and forecasting measures.
- Accurately complete and submit monthly contract valuations.
- Review and process subcontractor and supplier invoices.
Accountability: Comply with all company policies and procedures. Employees are responsible for maintaining safety and health standards and are authorized to stop work if hazardous conditions are present. Hazards must be reported to supervisors for immediate resolution.
All employees and subcontractors must adhere to safety practices, including required training in Orientation, CPR/First Aid/AED/Bloodborne Pathogens, Hazard Identification, and OSHA 30.
Qualifications:
- Works under indirect supervision, employing advanced techniques and knowledge.
- Applies diverse principles and practices to solve complex challenges.
- Exercises independent decision-making on intricate methods.
- Primarily guided on objectives, critical matters, and policy concerns.
- Serves as a liaison within and beyond the organization, functioning autonomously.
- Holds a college/university degree with seven years of relevant experience or an equivalent combination of skills and experience for technical roles.
