The property management team Manages the entire life cycle of building operations, including due diligence support during acquisition, execution of strategic capital plan, tenant relations functions, lease administration, staffing, financial reporting and upon successful execution of business plan, disposition of the asset. The Team is also responsible for all aspects of commercial real estate operations, to include: staff management, reporting, budgeting, construction, contract service administration, tenant and local community relations, lease administration, emergency preparedness, collections of rent and tenant service billings The Team partners with other verticals such as asset managers, brokers (leasing team), accountants, design consultants and contractors working on capital improvement projects that include amenity lounge, café, conference center, lobby, fitness center, tenant improvements, elevator modernization, roof and mechanical equipment replacement.

you will be responsible for building maintenance and operations to include preventative maintenance, energy management, tenant satisfaction, technical staff supervision, training, life/safety systems, capital project management, budget preparation and implementation and knowledge of building codes. This position requires an individual with an exceptional level of initiative and strong leadership capabilities.
What you should bring
Minimum of seven years’ work experience in Commercial Office or similar building maintenance and HVAC
Minimum 3 years' leadership or supervisory experience within an engineering setting.
High school education or equivalent.
Universal refrigerant recovery and transfer certification.
Knowledge of and experience in mechanical concepts, applicable electric codes, HVAC principles, water chemistry, and indoor air quality
Ability to fix minor electrical, plumbing, mechanical and drywall issues.
Strong contract administration skills
Basic budgeting knowledge
Excellent organization along inventory record keeping
Outstanding customer relations skills
Demonstrated willingness to work independently and productively and to take initiative
Able to read and comment on construction drawings
Intermediate computer skills – Microsoft Office, Box, Angus Anywhere, Aquicore
Understand OSHA guidelines and ensure that all equipment is maintained to guidelines/standards (i.e. OSHA lockout-tagout and MSDS standards).
Read and follow written and oral instructions.
Convey thoughts and recommendations orally and/or in writing to supervisors, contractors, and others in order to solve building-related problems.
Operate and use necessary manual and power-driven tools.
Lift and carry objects of up to 50 pounds for distances of up to 30 feet.
Climb ladders and stairs.
Assist in understanding and establishing or improving preventive maintenance and overhaul schedules for all equipment and mechanical systems within the project.
Test, maintain, and restore to working order any component of the main engineering systems used within a property, including but not limited to the following:
Structural
Emergency warnings
Heating, ventilating, air conditioning (HVAC)
Plumbing
Electrical
Execute performance tests using the appropriate tools/ equipment
Restore systems to working order, which includes identification and repair and/or replacement of:
Pumps
Motors
Blowers and fans
Electrical outlets and light fixtures
Read and operate test equipment (refrigerant gauges, thermometers, volt-ohm and amp meters)
Read and comprehend blueprints and schematic diagrams of wiring, plumbing, pneumatics, and building construction
Electrical
Require working knowledge of systems from 12 volts to 480 volts and battery-supplied power.
Building Maintenance
Respond to all tenant requests. Repair and maintain equipment in ceilings, on roofs and tenant suites.

- 401K: Bridge Investment Group will contribute to your account equal to 100% of the first 4% of pay which you contribute to the plan. These contributions belong 100% to the employee upon their contribution. Eligible employees are automatically enrolled contributing 4%, with up to 6% company match, with the option to opt out. *The employee must be at least 21 years of age and have worked for the Company for at least 60 days.
- Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.
- 11 Paid Holidays per year.
- Following six (6) months of employment at the Company, you will be eligible per birth, adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.
- Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
