The Field Superintendent will manage the turn/make ready process from resident move out to new resident move in for a set number of vacant homes.
Primary responsibilities
- Takes ownership of the entire turn process including scoping, resident responsibility calculations, vendor dispatch and oversight, quality review, and inspections.
- Perform pre-moveout inspection with resident prior to scheduled move out date.
- Develop list of materials needed for the turn based on pre-move out inspection including paint color samples and an overall assessment of the condition of the property.
- After move out, inspects homes to develop a complete scope of work for property using Bridge Homes technology.
- Identifies and calculates resident responsible charges.
- Communicates with manager to get approval of scope of work if over approval limit.
- Completes common repairs listed on the scope. For example, this may include changing lightbulbs, touchup paint, putting mulch in flowerbed, etc.
- Assigns work to 3rd party vendors; manages work scheduling and performance of vendors; sets completion dates expectations for quality of work ensuring it meets Bridge Homes standards; Develops punch lists for vendors to correct any deficiencies.
- Visit properties and perform inspections at multiple times during the turn process including at move out, market ready, rent ready, and move-in status of property.
- Responsible for emergency calls from residents as needed; Perform occupied repairs on occasion.
- Documents and tracks jobs using Bridge Homes technology.
- Take marketing photos as needed.
- Meets and communicates with residents in a professional manner.
- Work week consists of 45 to 50 hours on average with mandatory overtime required during peak times (1st week of the month and most of April through September.) Weekend hours required as needed.
- On call shifts are split between staff, typical schedule is 2 weeks on and 4 weeks off on-call.
- Performs other duties and assists with special projects as assigned.
What you should bring
- High school diploma or general education degree (GED) is required
- Minimum of 3 to 5 years of multi-family/single-family residential property maintenance, or similar background
- Minimum of 3 to 5 years of construction knowledge, electrical, plumbing, carpentry skills or related experience and/or training
- Experience managing, training or mentoring 3rd party vendors and/or employees
- Excellent computer skills, proficient in MS Office Applications (Word, Excel, Outlook) comfortable using an IPAD and smart phone, proficient in word processing and internet software. Must be able to adapt to innovative technology
- In-depth knowledge of general maintenance processes and methods to Include:
- Painting: whole home, touch up, and trim
- Above average carpentry skills: repair lose railings, rebuild decks and porches
- Wood working: install broken trim, re set doors, install window sashes, and replace siding
- Plumbing: unstop sinks, change out garbage disposals, change faucets, rebuild, and reset toilets. Replace cartridges and valves
- Above average electrical knowledge: diagnose problems, replace breakers, receptacles, switches, light fixtures. Repair electrical shorts, and minor faulty wiring.
- HVAC, basic inspection, diagnosis, repair, recharge.
- Appliance diagnosis and repair.

- 401K: Bridge Investment Group will contribute to your account equal to 100% of the first 4% of pay which you contribute to the plan. These contributions belong 100% to the employee upon their contribution. Eligible employees are automatically enrolled contributing 4%, with up to 6% company match, with the option to opt out. *The employee must be at least 21 years of age and have worked for the Company for at least 60 days.
- Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.
- 11 Paid Holidays per year.
- Following six (6) months of employment at the Company, you will be eligible per birth, adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.
- Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
