What are the responsibilities and job description for the Groundskeeper position at Bridge Property Management?
The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors, parking lots and other community buildings to maintain and enhance the value of the community. They will also assist with basic maintenance tasks as needed.
ESSENTIAL FUNCTIONS
- Keep the property clean, inspect the property each morning and pick up any trash that litters the grounds
- Prepare and maintain landscape daily (mow lawns, maintain flower beds, rake leaves, de-ice and shovel snow)
- Clean pool and pool area as needed (hose down area, pick up trash and straighten chairs)
- Assist with light maintenance duties as needed (replace light bulbs in common areas and breezeways, replace window screens, replace air filters, move appliances and painting)
- Assist with apartment make-readies as requested (remove trash from vacant units, caulk, check appliances and smoke detectors and replace parts)
- Assure safety practices are used which comply with all company, local, city, state and federal guidelines
- Follow Bridge policies and procedures and comply with Fair Housing, state and federal laws
- Regular, on-time attendance
- Special projects and other responsibilities as assigned
QUALIFICATIONS
- Ability to operate lawn maintenance equipment and tools
- Basic understanding of electrical, plumbing and carpentry a plus
- Follow oral and written instructions
- Ability to communicate with residents, co-workers and management
- Ability to climb up to 40 feet
- Color vision and the ability to hear
SKILLS AND ABILITIES
- High school graduate or equivalent
- Up to 1 year of prior grounds keeping experience
- Inside and outside in all weather conditions

Resumen de Posición
El jardinero esta responsable para el mantenimiento de los terrenos, comodidades, exteriores de edificios, estacionamientos, y otros edificios de la comunidad para mantener y aumentar el valor de la comunidad. El jardinero también ayuda con tareas básicos de mantenimiento cuando se necesita.
Funciones Esenciales
- Mantiene la propiedad limpia, inspeccionar la propiedad cada mañana y recoge basura que ensucia el suelo.
- Prepare y mantener el paisaje diariamente (corta el césped, mantiene las camas de flores, rastrillar las hojas, descongelar y palear la nieve)
- Limpia la piscina y el área de la piscina cuando se necesita (lava el área con manguera, recoge basura y organiza sillas)
- Ayuda con tareas de mantenimiento ligero cuando se necesita (reemplazar bombillas in áreas comunes y corredores, reemplazar pantallas de ventana, reemplazar filtros de aire, mover muebles y pintar)
- Ayudar con “hacer preparativos” de los apartamentos cuando pedido (eliminar basura de unidades desocupadas, calafatear, revisar muebles y detectores de humo y reemplazar piezas
- Asegurar prácticas de seguridad están usados que cumplen con todas las pautas de la empresa, locales, municipales, estatales y federales.
- Seguir Bridge políticas y procedimientos y cumplir con la vivienda justa, leyes estatales y federales.

Calificaciones

- 401K: Bridge Investment Group will contribute to your account equal to 100% of the first 4% of pay which you contribute to the plan. - Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.

- Following six (6) months of employment at the Company, you will be eligible per birth, adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.
- Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
