Position Purpose:
To attain the knowledge necessary to fulfill the role of Sales Counselor for Brightland Homes, Ltd.
Sales Trainees will receive training to understand Brightland Homes, the Company’s products, and the Company’s production and sales processes. After training, Sales Trainees will be evaluated for a potential move into a position as a Sales Counselor for the company.
General Responsibilities:
- Work in conjunction with company sales personnel to learn and implement knowledge required for a company Sales Counselor position
- Develop an understanding of company sales processes, sales strategies, and the responsibilities of company sales professionals
- Learn and maintain a thorough knowledge of community plans, features, option pricing, and design center selections and be prepared to effectively communicate those to prospects and buyers
- Shop competition and learn pricing, features, and floor plans of competitor’s products
- Learn reporting responsibilities and capabilities and the application of reports in increasing sales
- Develop and follow up with assigned leads; maintain a list of prospects and potential leads
- Forge relationships with realtors, brokers, neighbors, visitors, and buyers and maintain those relationships
- Visit homes in various stages of production to learn company processes from initial lead contact to closing on a new home
- Present, at all times, a professional and positive company image through behavior and appearance
- Learn and maintain knowledge of financing options and processes for conventional loans, FHA and VA loans; review and understand USDA guidelines
- Regularly review the status of sales and training successes and failures with senior sales staff to identify areas of strength and weakness; assist in developing ideas for maintaining strengths and improving areas of weakness
- Participate in and attend sales department functions such as sales meetings, sales training, grand openings,and realtor events
- Review video recorded “mystery shopping” with an eye towards areas of potential improvement
- Ensure that Model Home is presentation ready, inside and out, during posted open hours each day
- Along with the Sales Counselor and other job site personnel, manage the maintenance/appearance of model homes and community; involve appropriate personnel as needed for repairs
Qualifications:
- Strong desire to develop a career in residential home sales
- Previous experience in sales/customer service
- Strong verbal and written communication skills, adaptable to varying audiences while projecting a positive image of the company
- Honest, ethical, and appropriate representation of professionalism and company standards
- Strong organizational, problem solving and time-management skills
- Outgoing and personable; ability to work with a customer base with diverse demographics
- Ability to work autonomously and be internally driven to meet goals which will lead to success in the position; very customer service-oriented
- Knowledgeable in the use of Microsoft Office products such as Outlook, Word, and Excel
- Readily adaptable to rapid change in a high-stress environment while remaining calm and effective
- Able to work with a flexible schedule that may require more than 40 hours of work per week
- Able to work weekends
