We are looking for a Assistant Community Manager to manage some the newest, most innovative apartments and townhomes in the valley and beyond.

Overview: The Assistant Community Manager is an integral team leader assisting in responsibilities for the management of a multi-million-dollar, residential property. The position reports directly to the Community Manager and is responsible for the oversight of leasing, community grounds and upkeep, resident screening, inspecting units, overseeing collections, working with vendors and maintenance. Working with the Community Manager in exercising cost control, active in marketing, training other staff members, appropriately resolving resident conflicts while assisting in effectively running daily operations.

Major Responsibilities

· Support Community Manager with training associates on leasing, entering traffic into the computer, marketing, maintenance, and general office operations

· Lease apartments as needed

· Collection of rent and all outstanding delinquency

· Compose and prepares routine correspondence, rental notices, and other letters and memorandums

· Aid the Community Manager in resident relations and problem resolution

· Administer capital and maintenance projects. Contract with outside vendors, prepare statement of work, and obtain bids. Monitor and ensure timely completion of projects

· Process accounts payable, move outs, and payroll

· Charge and collect rents and other fees in accordance with lease agreements

· Inspect the property daily, and oversee units for quality control on make-readies as needed

· Oversee the condition and maintenance programs of key asset systems, HVAC equipment, electrical equipment, and property vehicles

· Supervise site personnel daily

· Process evictions, which includes all necessary paperwork and fees, serving notices, and attending court hearings

· Responsible for knowing market detail and competitive properties

· Process move-ins, move-outs, and lease renewals

· Audit all new and current lease agreements and resident files for accuracy

· Compose and prepares routine correspondence and notices

· Resident retention, which may involve planning and organizing social events at the property

· Comply with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws

· Follow procedures outlined in lease agreement for late rent collections and work with landlord and tenant attorney to process evictions timely and efficiently

· Accurate and timely completion of daily, weekly, and monthly financial and leasing reports, including month-end pre-close, closeout, market surveys, and lease expirations when the Community Manger is not available

· Audit all records and files to identify dates requiring administrative action, such as lease expiration dates and delinquent accounts

· Management of property social media accounts, ILS accounts, and website

· Post rentals to Craigslist three times per day

Requirements

· High school diploma is required.

· Minimum of 1 years of multifamily industry experience.

· Analytical skills; must have demonstrated strong problem solving and quantitative abilities.

· Proven experience in property management, preferably in multifamily residential properties, with a track record of successful portfolio management.

· Strong leadership skills with the ability to motivate and manage a diverse team.

· Computer proficiency, including Excel, Microsoft Word, PowerPoint, Internet, and e-mail.

· Business mathematical efficiencies: (Add, subtract, multiply, and divide whole numbers, fractions, and decimals.)

· Excellent communication and interpersonal skills to effectively engage with residents, staff, and stakeholders.

· Comprehensive knowledge of fair housing laws and regulations.

· Proficient in property management software and Microsoft Office suite.

· Strong problem-solving and decision-making abilities.

· Customer service skills.

Job Type: Part-time

Pay: $19.00 - $21.00 per hour

Expected hours: 20 per week
