The Position
BrightSTAR Communities is seeking a driven and detail-focused Acquisitions Analyst to join our growing team. In this role, you will report directly to the Director of Acquisitions and play a key part in identifying, evaluating, and acquiring new investment opportunities. You will conduct in-depth market research, perform comprehensive financial analysis, and collaborate with internal and external stakeholders to drive successful acquisitions.
Responsibilities:
Underwriting & Due Diligence:
- Conduct comprehensive underwriting and due diligence on prospective RV and Manufactured Housing acquisitions.
- Aid in the due diligence process by gathering property information, reviewing documents (e.g., financials, inventory reports, leases, contracts, title reports), and conducting site visits.
Financial Modeling & Analysis:
- Prepare and present detailed financial models and analysis to evaluate potential acquisitions. These will include cash flow projections, return on investment (ROI) analyses, and other key performance indicators (KPIs).
- Develop and maintain Excel-based underwriting templates and tools.
Market Research & Analysis:
- Conduct in-depth market research to identify trends, opportunities, and risks within the MHC and RV sectors.
- Analyze demographic data, economic indicators, and regulatory changes that may impact the market and specific deals.
- Provide data on emerging markets to assist in the acquisition of properties in a future high growth area.
Deal Sourcing:
- Help identify potential acquisition targets by reviewing listing platforms, connecting with brokers, and evaluating off-market opportunities.
Reporting & Communication:
- Assist in preparing presentations for internal and external stakeholders, highlighting key investment opportunities and providing analytical insights.
- Effectively communicate with brokers, sellers, lenders, and third parties to gather information and facilitate transactions.
Collaboration & Support:
- Collaborate with Asset Management and Operations to support overall investment strategies.
Industry Expertise & Knowledge:
- Stay abreast of industry trends, regulatory changes, and economic factors impacting the market.
Database & File Management:
- Track and maintain acquisition databases, including deal pipeline, transaction history, and property owner information.
Additional Responsibilities:
- Assist with other financial and accounting duties as assigned.
Who You Are
- Technically Skilled: Highly advanced proficiency in Microsoft Excel. Experience with Argus, Crexi Intelligence or similar real estate analysis tools is a plus.
- Analytical: Excellent analytical and problem-solving skills with the ability to interpret complex financial data and draw meaningful conclusions.
- Communication & Collaboration: Excellent written and verbal communication skills, including the ability to clearly articulate investment recommendations to senior management and investors.
- Financial Acumen: Expertise in financial modeling and analysis, budgeting, forecasting & capital management.

Qualifications
- A minimum of 2 years of financial analyst experience, preferred.
- Bachelor’s Degree in Finance, Real Estate, Accounting or related field required.
- Ability to analyze financial results, display initiative and exhibit strong organizational skills.
- Strong analytical and financial modeling skills, highly proficiency in Excel.
- Detail-oriented and the ability to multitask in a fast-paced, team environment.
- Excellent written and verbal communication skills.
