Job Summary:
We are seeking an experienced and motivated Self-Storage Property Manager to oversee all operations of our storage facility, including managing property performance, supervising the Assistant Property Manager, and delivering exceptional customer service. This role is crucial for maintaining occupancy rates, generating revenue, and ensuring smooth daily operations while fostering a positive work environment.
Key Responsibilities:
Property Operations:
- Oversee daily operations of the self-storage facility, ensuring cleanliness, security, and maintenance of the property.
- Handle customer inquiries, move-ins, move-outs, and lease agreements, adhering to company policies.
- Manage delinquent accounts, including sending reminders and coordinating auction processes when necessary.
- Monitor unit availability and recommend pricing strategies to maximize occupancy and revenue.
Leadership & Team Management:
- Supervise, train, and support the Assistant Property Manager, providing guidance to achieve operational goals.
- Foster a collaborative and productive work environment while leading by example.
- Ensure team compliance with company policies, safety regulations, and operational standards.
Sales & Marketing:
- Develop and implement marketing strategies to attract new tenants and retain existing customers.
- Leverage digital marketing tools, such as Google Ads and social media, to increase facility visibility.
- Maintain knowledge of local competitors to adjust pricing and marketing strategies effectively.
Financial Management:
- Collect and deposit rental payments, maintain accurate financial records, and generate reports as required.
- Assist in budgeting, forecasting, and tracking facility performance metrics, such as occupancy rates and revenue targets.
- Monitor expenses to ensure the property operates efficiently and within budget.
Customer Service:
- Provide exceptional customer service, addressing tenant concerns promptly and professionally.
- Promote a safe, secure, and welcoming environment for all tenants.
Qualifications:
- Proven experience in property management, preferably in the self-storage industry.
- Strong leadership and supervisory skills, with experience managing a small team.
- Excellent sales, marketing, and customer service skills.
- Proficient in property management software (e.g., Yardi Breeze, SiteLink, or similar).
- Knowledge of local and state self-storage laws and regulations.
- Ability to manage budgets, financial reporting, and operational metrics.
- Strong organizational, communication, and problem-solving skills.
- Availability to work weekends and holidays as needed.
Preferred Qualifications:
- Experience in self-storage operations, including climate-controlled and drive-up units.
- Familiarity with auction processes and delinquency management.
- Knowledge of digital marketing strategies and tools, including Google Ads.
Physical Requirements:
- Ability to lift up to 50 pounds and perform general maintenance tasks as needed.
- Comfortable working indoors and outdoors in varying weather conditions.
