What are the responsibilities and job description for the Maintenance Technician position at Brookwood Management Services?
Brookwood Management is seeking a full-time Maintenance Technician to assist with turning vacant apartments, completing community resident work orders, and doing common area property maintenance.
Duties and Responsibilities include the following. Other duties may be assigned.
- Diagnose and solve maintenance issues ranging from electrical, plumbing, appliances, general carpentry, HVAC, and more (see qualifications section for a list of essential functions)
- Previous apartment maintenance experience strongly preferred
- Applies general knowledge of the listed essential function skills as needed
- Provide a high level of service to our residents
- Efficiently execute the apartment make-ready process
- Communicate and cooperate with vendors as needed
- Continual review of property, grounds, and common areas to ensure proper upkeep
- Complete assigned work orders daily in a professional manner with a focus on customer service
- Shovel snow from the walks and driveways. Spread salt to prevent ice buildup
- Assist with inventory management
- Demonstrate a willingness to do general cleaning, trash pickup, and grounds maintenance
- Reports to Property manager and/or maintenance coordinator
- Communicate any health or safety concerns immediately to management
- Assist with controlling expenditures to maintain the property
- Deliver and/or pick up supplies when needed
- Other duties as assigned
- Lift up to 50pounds
- Available Monday - Friday 8:00 am to 5:00 pm and at other times for special projects
- Available for 24/7 on-call rotation one week out of every eight to ten weeks.
Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required. Essential functions include hands-on maintenance, including plumbing, general carpentry, drywall, painting, electrical, HVAC, hardware installation (including locksets), and appliance troubleshooting. Must have good customer service skills as well as written and verbal communication skills. A valid driver’s license is required.
Successful performance of the position required the following physical abilities: climb four flights of stairs, use external ladders to access roof of buildings, climb and balance on ladder while performing tasks, willingness to use safety equipment as designated, stamina to work a minimum 8 hours walking, lifting up to 50 pounds, bending, crouching/crawling, stretching upwards and outwards. Position requires excellent vision and hearing, with or without personal assistive devices (eyeglasses/contacts and hearing aids).
Education:
High school diploma or general education degree (GED) strongly preferred, minimum of 2 years of related experience and/or training; or an equivalent combination of education and experience.
