Job Overview
Reporting to the Director of Home Modification and Repair Department, the Project Manager, for Denver and Front Range is a crucial member of the team. This position supports community specific single family home rehabilitation programs and associated scheduling, logistics, compliance, and subcontractor oversight activities.
Duties
- The Project Manager (PM) for the Denver and Front Range to provide direct oversight, coordination, organizational support for contractor partners and HMR Administrative Staff to ensure effective jobsite safety, compliance and ensure successful outcomes for the contract and grant programs executed in communities we serve.
- The PM will provide all assessment and estimation services for approved projects in the Denver and Front Range area. The PM will create project proposals for review and approval by the HMR Director.
- The PM will provide logistical and scheduling support for all subcontractor assessments and scope of work execution. This will include requesting bids for service from contractor partners, review, and inclusion of bids into project proposals and notification of bid options for review by the HMR Director.
- The PM will provide real time updates to departmental project status tracking documents and client files and will collect and review all relevant project cost, reports, and compliance document related information to ensure timely, quality outcomes within the approved budgets for each project and program.
- The PM will report budgetary and cost related issues to the Department Director and Housing Support Specialist and will work with management to develop strategies for additional support options on a program and project scope basis.
Skills
- Must have minimum of two years' experience with construction management, ideally residential remodel, renovation, and/or rehabilitation.
- Strong strategic, writing, and verbal communication skills.
- Strong time management skills to prioritize tasks effectively in a fast-paced environment.
- Experience and knowledge of Office 365 including Excel, Word, and SharePoint preferred, apps and connected software.
- Ability to read blueprints and schematics accurately for effective project execution.
- Excellent project coordination skills with a keen attention to detail.
- Ability to meet in small group forums via various web-based meeting applications (Teams, Google Meet, Zoom), as well as occasional onsite meetings at City and County locations throughout the Greater Denver and Colorado Front Range region.
- Strong understanding of and experience with HUD, CDBG, Davis Bacon Act (Prevailing Wage) and related municipal sourced funding programs.
- Strong leadership abilities to guide teams towards successful project outcomes.
- Effective communication skills for liaising with clients, contractors, and team members.
- Current valid driver’s license with no major moving violations in the past five years and ability to undergo and pass CBI and CAPS background check.
