Brownstone is seeking an experienced Project Manager (PM) with a strong background in commercial and renovation construction projects, specifically with expertise in MEP system replacements. This individual must have proficiency in Procore and Microsoft Suite and, ideally, experience managing complex projects that involve MEP system upgrades or replacements. The ideal candidate is a self-starter who can operate with limited oversight while ensuring successful project execution. Position Responsibilities:
- Serve as the Owner’s Representative, ensuring the client's interests are met throughout the project lifecycle.
- Oversee all aspects of project administration, including contract execution, budgeting, scheduling, and compliance.
- Lead preconstruction activities, collaborating with owners, design teams, and subcontractors to ensure a strategic and efficient start, particularly in MEP system replacement projects.
- Utilize Procore and Microsoft Suite to track project progress, manage documentation, and streamline communication.
- Provide job site leadership to maintain high standards of safety, quality, and productivity.
- Write scopes, conduct scope reviews and bid analysis, and negotiate and award subcontracts.
- Identify and proactively manage project risks, ensuring issues are addressed before they escalate.
- Negotiate project changes, contingency expenditures, and fee adjustments with stakeholders.
- Oversee project closeout processes, ensuring all punch list items, financials, and warranties are properly managed.
- Engage in industry and community activities to build strong external relationships.
- Effectively manage meetings, ensuring clear communication, follow-ups, and documentation of action items.
Skills and Qualifications:
- Bachelor’s degree in construction management, engineering, or a related field.
- 6-10 years of construction experience, with a strong focus on commercial construction and renovation projects involving MEP system replacements.
- Proficiency in Procore and Microsoft Office Suite (Word, Excel, Outlook).
- Strong ability to manage budgets, schedules, and contracts effectively.
- Excellent problem-solving and analytical skills related to cost, pricing, and the technical aspects of MEP systems.
- Experience leading projects that involve the replacement or upgrade of MEP systems (mechanical, electrical, plumbing).
- Superior organizational skills, with a self-directed and proactive approach.
- Strong written and verbal communication skills, with the ability to conduct effective presentations.
- Ability to collaborate within a team, both internally and externally.
- Experience leading preconstruction and construction phases of complex projects.
- Valid driver’s license and ability to travel locally and regionally as needed.
