We are seeking an experienced Realtor or Land Acquisition Specialist. In this role you will be responsible for identifying, evaluating, and securing land deals to sustain the company's land pipeline. In this role, you will independently negotiate land deals, conduct land use and financial analyses, and finalize purchase agreements. Success in this position requires a deal-oriented individual with a strong grasp of the local land market's dynamics and challenges.

Key Responsibilities:

• Identify and evaluate potential land acquisition opportunities that align with the company's strategic goals and objectives.
• Conduct thorough research and analysis of land parcels, considering factors such as utility connections, clearing, topography, standing water, survey, easements, zoning, setbacks, lot dimensions, deed restrictions, homeowners associations, neighborhood covenants, and outstanding liens.
• Negotiate land purchases, ensuring favorable terms and conditions for the company.
• Manage the due diligence process, including coordinating inspections, surveys, and title searches.
• Develop and maintain relationships with landowners, developers, and government agencies to stay informed about potential land opportunities.
• Stay updated on relevant market trends, zoning regulations, and land development policies.
• Prepare and present reports, financial analyses, and recommendations to senior management regarding potential land acquisitions.
• Collaborate with the design and construction teams to ensure the feasibility of land for homebuilding projects.
• Monitor and track project timelines, budgets, and milestones related to land acquisition.

Qualifications:

• Real Estate Agent or Broker License in Maryland preferred
• Proven experience in land acquisition, real estate development, or a similar role within the
• construction industry.
• Strong knowledge of land acquisition processes, regulations, and market trends.
• Excellent negotiation and communication skills.
• Ability to conduct comprehensive due diligence and financial analysis.
• Proficient in using relevant software and tools for research and analysis.
• Detail-oriented with strong organizational and project management skills.
• Ability to work independently and collaborate effectively with cross-functional teams.
• Valid driver's license and ability to travel as needed.
