You will be responsible for overseeing the day-to-day operations of our properties, ensuring the satisfaction of residents and leaseholders.
Building Operations
- Lead a team in managing the day-to-day operations of the property, prioritizing resident and leaseholder concerns.
- Coordinate and schedule preventive maintenance work to ensure the timely maintenance of all building operations and systems.
- Ensure that all properties pass surveys, audits, reviews, and inspections.
- Manage maintenance and repair work, including obtaining quotes from vendors, scheduling and coordinating work, and reviewing completed work.
- Negotiate and manage service contracts, ensuring suppliers and service providers meet contractual obligations.
- Respond to building emergencies, coordinating resources and implementing corrective and preventive actions.
- Oversee construction projects and capital improvements as required.
- Hire, train, motivate, and evaluate the performance of building maintenance staff.
- Execute disciplinary actions for employees when necessary.
- Establish and maintain a productive working environment.
- Approve weekly payroll and all personnel actions.
- Supervise the work of outside contractors to ensure compliance with contractual agreements, municipal codes, and safety standards.

The candidate for the OnSite Resident Manager role at Bushburg Properties Inc in the Property Management department should possess the following qualifications:
- Minimum of 7 years residential management experience.
- Maintenance/Operations experience with a solid knowledge of building systems including, but not limited to plumbing, electrical, carpentry, apartment alterations, waterproofing, & HVAC.
- Effective communication skills, both verbally and in writing.
- Necessary licenses or willingness to acquire them.
- Availability to respond to all emergencies, being on-call 24 hours.
Salary : $65,000 - $75,000
