Summary/Objective
We are a growing general contractor specializing in public sector projects, now expanding into commercial construction in southern California. We are seeking a highly motivated Business Development Manager (BDM) to spearhead our entry into the commercial market by generating leads, securing contracts, and building a sales process from the ground up.

Responsibilities
· Market Expansion: Identify and target key commercial construction opportunities, including offices, retail spaces, warehouses, data centers, restaurants, hotels, and gyms.
· Lead Generation: Develop and execute strategies to generate leads through networking, direct outreach, referrals, and industry events.
· Client Relationship Management: Build and maintain strong relationships with property developers, architects, real estate professionals, and facility managers.
· Bidding & Proposal Development: Work with estimators and project managers to pursue and secure contracts.
· CRM & Sales Process Setup: Select and implement a CRM system, develop a structured sales process, and establish KPIs for business development.
· Strategic Partnerships: Form alliances with key industry stakeholders to enhance our market presence.
· Revenue Growth: Drive revenue by successfully closing deals and converting leads into long-term clients.
Qualifications
· Experience in Commercial Construction Business Development: Preferably 3-5 years of experience in a similar role, with a track record of winning contracts.
· Industry Network (Preferred): Strong connections within the commercial real estate, development, and construction industries are a plus.
· Entrepreneurial Mindset: Ability to work independently, build processes from scratch, and drive business growth.
· Sales & Negotiation Skills: Strong ability to pitch, negotiate, and close deals.
· CRM & Process Development: Experience selecting and implementing a CRM for lead and bid tracking is a plus.
Position Type/Expected Hours of Work
· Full-time position with flexible hours based on client meetings, networking events, and business development needs.
· Some evening and weekend networking may be required.
Travel
· Regular travel within Southern California to meet with potential clients, attend industry events, and develop partnerships.
· Occasional overnight travel may be necessary for conferences or major client engagements, in or out of state.
Required Education and Experience
· Bachelor’s degree in Business, Construction Management, Marketing, or related field (preferred but not required).
· 3-5 years of experience in business development, sales, or client acquisition in commercial construction.
· Strong knowledge of commercial construction projects, bidding processes, and client relationship management.
· Existing network of industry contacts (preferred).
· Experience implementing a CRM and sales process is a plus.

Compensation Structure
To ensure alignment with company growth, compensation is structured as follows:
· Base Salary: Competitive, but moderate (to be discussed based on experience).
· Performance-Based Commission: Percentage of net profit from commercial contracts secured by the BDM.
· Bonus Milestones: Additional incentives for hitting revenue or contract goals (Securing a certain amount in new contracts within a year).
Salary : $60,000 - $200,000
