The job of Skilled Maintenance Crafts - Plumbing is done for the purpose/s of maintaining plumbing systems in safe operating condition; assisting in ensuring an effective preventive maintenance program; documenting information; resolving immediate operational and/or safety concerns; ensuring assignments are completed in a safe, proper and timely manner; and collaborating with assigned workers as necessary. This job reports to Supervisor of Building and Grounds.
Essential Functions
• Assists in working with administration, staff, vendors and other trades for the purpose of completing projects/work orders efficiently.
• Collaborates with department personnel as assigned (e.g. making work assignments, training, supervising crews, etc.) for the purpose of maximizing the efficiency of the work force and meeting shift requirements.
• Estimates materials and/or equipment needed to compete work projects for the purpose of ensuring timely and cost effective completion of projects.
• Inspects plumbing systems and projects for the purpose of identifying necessary repairs and/or overseeing the work of outside contractors.
• Installs repairs, replaces and troubleshoots all plumbing and irrigation systems for the purpose of ensuring an efficient and effective work environment.
• Maintains manual and electronic documents, files and records (e.g. work orders, quotes, vendor catalogs, etc.) for the purpose of providing an up-to-date reference and audit trail for compliance.
• Maintains tools and equipment for the purpose of ensuring the availability of equipment in safe operating condition.
• Orders materials and supplies for the purpose of maintaining inventory and ensuring availability of items as needed.
• Prepares documentation (e.g. work orders, purchase requisitions, reports, etc.) for the purpose of providing written support and/or conveying information.
• Repairs plumbing equipment for the purpose of ensuring that items are available and in safe working condition.
• Researches materials, vendors, etc. for the purpose of providing information for recommendations and decision making.
• Responds to emergency situations for the purpose of resolving immediate operational and/or safety concerns.
• Transports a variety of items (e.g. tools, equipment, supplies, etc.) for the purpose of ensuring the availability of materials required at job site.
Other Functions
• Assists other personnel, as may be required, for the purpose of ensuring an efficient and effective work environment.
Job Requirements: Minimum Qualifications
SKILLS are required to perform single, technical tasks with a need to occasionally upgrade skills in order to meet changing job conditions. Specific skills required to satisfactorily perform the functions of the job include: adhering to safety practices; handling hazardous materials; operating equipment used in maintenance and construction settings.
KNOWLEDGE is required to perform algebra and/or geometry; read a variety of manuals, write documents following prescribed formats, and/or present information to others; and solve practical problems. Specific knowledge required to satisfactorily perform the functions of the job includes: safety practices and procedures; plumbing repair; and pertinent codes, policies, regulations and/or laws.
ABILITY is required to schedule a number of activities, meetings, and/or events; gather and/or collate data; and consider a variety of factors when using equipment. Flexibility is required to work with others in a wide variety of circumstances; work with data utilizing defined but different processes; and operate equipment using a variety of processes. Ability is also required to work with a diversity of individuals and/or groups; work with a variety of data; and utilize a wide variety of types of job-related equipment. In working with others, problem solving is required to identify issues and create action plans. Problem solving with data requires independent interpretation of guidelines; and problem solving with equipment is significant. Working Environment
The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; frequent climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally the job requires 20% sitting, 45% walking, and 35% standing. The job is performed under some temperature extremes and some hazardous conditions.
