Job Summary
We are seeking a dedicated and organized Assistant Property Manager to join our team. The ideal candidate will assist in the management of residential properties, ensuring that operations run smoothly and efficiently. This role requires a strong focus on customer service, property maintenance, and collaboration with various stakeholders. The Assistant Property Manager will play a key role in enhancing tenant satisfaction and supporting property management initiatives.
Duties
- Assist the Property Manager in daily operations of the property, including tenant relations and property maintenance.
- Handle tenant inquiries and complaints with professionalism and promptness to ensure high levels of customer service.
- Collaborate with the sales team to promote available units and upsell additional services or amenities.
- Maintain accurate records of tenant interactions, maintenance requests, and property inspections using CMMS (Computerized Maintenance Management System).
- Support lease administration processes, including processing applications for Section 8 and LIHTC (Low-Income Housing Tax Credit) programs.
- Coordinate maintenance activities, ensuring timely resolution of issues while adhering to budgetary constraints.
- Negotiate contracts with vendors for services related to property upkeep and improvements.
- Conduct regular property inspections to ensure compliance with safety standards and regulations.
Experience
- Previous experience in property management or a related field is preferred.
- Familiarity with property maintenance procedures and best practices.
- Strong negotiation skills to effectively manage vendor contracts and tenant agreements.
- Proven ability to work collaboratively in a team environment while maintaining an office setting.
- Excellent customer service skills with a focus on tenant satisfaction.
- Knowledge of Section 8 housing regulations and LIHTC requirements is a plus.
- Proficiency in using property management software and CMMS systems is advantageous.
