Capano Residential has immediate opening for a highly motivated, experienced full-time Maintenance Supervisor.

Job Description

At the direction of the Property Manager, the Maintenance Supervisor will be responsible for maintaining the physical integrity of the Community, maintain a safe environment, supervise all Maintenance staff, and protect the investment.

Proven technical & leadership experience in apartment turnover, property maintenance, budget expenditures and onsite team and vendor management is essential.

Responsibilities to include but not limited to;

•Responsible for turnover process, troubleshooting and repair of all mechanical systems, service requests, and reporting of potential liability concerns or safety hazards.

•Supervise all Maintenance staff providing training, motivation and performance feedback.

•Monitor and direct scheduling of all maintenance personnel and vendors, and ensure staff adheres to company policies and procedures.

•Institute and manage a system for handling all Resident service requests and work with the Maintenance Team to ensure customer satisfaction at all times.

•Assist with planning and execution of all preventative maintenance programs such as mechanical, electrical, HVAC, plumbing, fire and life-safety systems.

•Work with and direct staff to maintain all public and common areas of the property in a clean, neat, attractive condition.

•Work with and direct staff to ensure all make ready apartments are turned over at the highest level of quality in the most efficient manner.

•Maintain adequate inventory of parts and maintenance materials to handle most all common repairs and possible emergency situations within budget guidelines.

Requirements:

•Professional Experience Minimum 3-5 years Property Management Maintenance experience plus previous Management/supervisory experience required

•40 hours per week

•Availability for on call emergencies required.

•Equipment/Machinery/Tools

•An employee in this position must be knowledgeable and skilled in the safe use and maintenance of any mechanical, janitorial & power tools and/or equipment.

•A valid driver's license and current automobile insurance is required.
