Capital Asset Development is a luxury custom home builder and real estate developer in the Surf City, NC area. We are preparing for exciting growth, and we are seeking an experienced full-time Residential Project Manager.
Location: Surf City NC area
Reports to: Director of Construction
Job Summary: The Project Manager is responsible for the on-site management and supervision of all aspects of home construction. This role includes coordinating with subcontractors, managing crews, ensuring compliance with building codes and safety regulations, and maintaining quality control throughout the construction process. The Project Manager will work closely with the customer throughout the building process and through the warranty period to ensure high customer satisfaction
1. Project Management:
· Oversee daily construction activities on-site to ensure timely and high-quality project completion. Manage
· Develop and maintain project schedules.
· Ensure project milestones are met and maintain overall project timelines.
2. Team Supervision:
· Supervise and lead a team of subcontractors.
· Communicate expectations clearly and provide guidance and training as needed.
· Monitor work to ensure it aligns with safety standards and construction best practices.
3. Quality Control:
· Inspect work performed to ensure it meets quality standards and project specifications.
· Identify and resolve any issues or deficiencies that arise during construction.
· Review home plans to ensure accurate implementation of the design.
· Ensure the jobsite is kept clean, in an organized manner and up to safety standards.
4. Safety and Compliance:
· Enforce safety protocols and ensure compliance with OSHA and local construction regulations.
· Conduct safety meetings and inspections.
· Maintain a safe work environment for all team members and subcontractors.
5. Communication:
· Act as the primary point of contact between the project team, clients, and any relevant stakeholders.
· Provide regular updates to the Director of Construction and clients on project progress.
· Address client questions and concerns with professionalism and courtesy.
6. Problem Solving:
· Identify potential challenges early and develop solutions to minimize delays.
· Work collaboratively with other team members to resolve construction issues promptly.
7. Documentation and Reporting:
· Maintain accurate records of project progress, inspections, and change orders.
· Prepare daily reports and other required documentation.
· Ensure all necessary permits and licenses are secured and up to date.
Qualifications:
· Experience: Minimum 5 years of experience in residential construction, with at least 3 years in a supervisory role overseeing custom home projects.
· Education: High school diploma or GED required; relevant certifications (e.g., OSHA certifications) or a degree in construction management or a related field is a plus.
· Skills:
· In-depth knowledge of construction techniques, building codes, and safety regulations.
· Excellent leadership and team management skills.
· Strong problem-solving and decision-making abilities.
· Effective interpersonal skills.
· Basic computer skills, able to use iPhone and iPad.
· Excellent written and verbal communication skills.
· Strong Time Management skills.
· Computer literacy and proficiency in MS Office products. Experience with Buildertrend and/or other construction project management systems is preferred.
Physical Requirements:
· Ability to work on-site and be physically active in various weather condition.
· Capable of lifting and moving construction materials as needed.
· Must be comfortable working at heights and in potentially hazardous environments with proper safety equipment.
