Responsibilities
- Drive to properties within their assigned area, with occasional overnight travel- Troubleshoot and repair HVAC, plumbing, electrical, and all other systems and provide general maintenance, and cleaning for the assigned community- Respond to and complete service requests in a timely manner and notify the manager if work orders cannot be completed within 24-hours- Perform preventative maintenance to ensure building systems operate efficiently- Repair and/or replace kitchen appliances such as refrigerators, stoves, and washers and dryers- Prepare vacant apartments for move-in; including but not limited to carpet cleaning, painting and completing necessary repairs or replacements- Maintain community appearance by replacing lightbulbs, removing trash and litter, painting and performing repairs- Assist with groundskeeping, housekeeping, distribution of notices, apartment inspections, and other tasks as needed- Provides plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs in sinks and toilets- Perform electrical repairs and replacement of light fixtures and related items- Organize, prioritize, and execute work orders- Document status updates and completion of work orders in the property management - Participate in on-call emergency rotation- Participate in preparation and clean-up of extreme weather, including but not limited to snow removal, hurricanes, floods etc.- Interact with residents and prospective residents in a professional, courteous, and respectful manner- Safely operate power equipment and tools and use protective equipment when necessary and follow safety protocols and procedures- Assist in maintaining the inventory of supplies, tools, and equipment- Performs all other duties, as assigned.
Qualifications
Position Requirements:
- 3 to 5 years of apartment maintenance experience
- A valid CFC with Type I and II or with Universal certification required
- A valid driver’s license and reliable transportation to respond to on-call emergencies, when needed
-Ability to drive over night
- Ability to provide your own basic tools
- Computer literacy skills
- A high school diploma or equivalent
Schedule Requirements:
Monday-Friday/On Call/Some weekends but not every weekend
